The floor plan layouts below were the original design; however the plans have been modified.   A 45′ dome can be designed with three to four bedrooms and 2 1/2 baths.  A 34′ dome can be a garage dome or a two bedroom two bath home.

The Dome building kits are shipped in containers from American Ingenuity’s factory in Rockledge Florida.  One 34′ dome can fit in one 40′ high cube container. In keeping up with building codes over the years, AiDomes has phased out the use of quarter inch (¼”) DensDeck drywall in favor of half inch (1/2”) DensArmor Plus drywall. This drywall is not conventional sheet rock, which when gets wet the paper matting is a food source for mold growth and the gypsum crumbles.  The prefab panels contain American Ingenuity’s (Ai’s) standard 7″ Expanded Polystyrene (EPS) R28 insulation and exterior pre-finished 3/4″ fiber concrete reinforced with galvanized steel mesh.

Once kit is assembled, the first floor square footage is 370 with optional loft built on site having 81 sq.ft. to five feet of headroom.  Approx. area in optional loft from 5’6″ to 6’10” is 48 sq.ft.

If your building department requires ½” drywall then Ai has two options for you.

  • First Option: purchase the kit for $9,870 with the quarter inch ( ¼” ) drywall & on your site remove the quarter inch (¼”) drywall and adhere free half inch ( ½” ) drywall to the EPS with free adhesive using free ½” DensArmor drywall cut to shapes to fit the 22’ panels. And receive $210 of galvanized steel mesh for free.
  • Second Option: pay $10,989 for the kit and Ai will remove the quarter inch (¼” )DensDeck & apply the half inch (½”) DensArmor. And receive $210 of galvanized steel mesh for free.

If you give Ai your properties tax ID number or site address, at no cost to you Ai will call your building department, show them our web site, email set of building plans if needed and find out what is required to obtain a building permit.  Do they require an engineer licensed for your state to seal the plans?  Do they require an Energy Report?  If so both items can be purchased from Ai.

  1. New ½” Georgia Pacific DensArmor Plus wallboard cut into shapes ready to be adhered to the triangle panel’s EPS insulation. The following describes what panels are included in the 22’ kit:  The kit includes all the panels to assemble the dome shell and the 3 ½” EPS panels for one entryway. The triangle and four foot tall rectangle riser panels consist of center core of 7” Expanded polystyrene insulation (EPS) (R28), with ¾” fiber concrete exterior reinforced with galvanized steel mesh & ¼” DensDeck interior drywall. (the edges of the EPS insulation on the triangle & riser panels have been painted which allows the kit to be stored outside for 2-3 months prior to assembly). (some boxed items and other items need to be stored inside.)

Depending on your floor plan selection, additional entryway or dormers can be purchased at current pricing: 22’ G type entryway is $390; first floor Window dormer is $345. First floor Door dormer is $365.

The entryway panels do not have galvanized steel mesh wrapped on them.  If the Buyer purchases the mesh from Ai,  we will not charge any labor costs for the plant to wrap the entryway panels with the mesh.

All panels are premarked with numbers and letters to match the building plans and the Assembly Manual.  The assembly process consists of stacking the panels on the temporary wooden rib system overlapping and locking the steel mesh of adjacent panels, filling the seams with special formulated concrete and concreting of the entryways and dormers.  Finish the interior wall board seams with fiberglass tape and joint compound.  This process produces the structural components, completes the finished exterior surface, installs the insulation and all the interior shell wallboard. On site, under the entryways and dormers a 2×4 or 2×6 wall is framed in to install your locally purchased doors and windows.

The concrete applied in the seams and on the entryways and dormers is sponge finished to match the pre-finished texture of the concrete panels. The dome is primed with concrete primer and then painted with two coats of exterior concrete paint to achieve the color you desire.  To blend the DensArmor interior drywall seam finish to the drywall, skip trowel joint compound over all the dome shell drywall.

The following describes why American Ingenuity switched to DensArmor versus DensDeck. (Both DensArmor & DensDeck are Georgia Pacific moisture resistant/mold resistant gypsum drywall). To obtain building permits, more and more building departments require the insulation be protected by 15 minute thermal barrier material. The noncombustible ¼” DensDeck does not have the 15 minute thermal barrier test. The ½” DensArmor Plus High Performance gypsum drywall has the tests to prove it is a 15 minute thermal barrier. All Ai dome kits are now shipped with 1/2″ DensArmor adhered to the EPS using the Enerfoam (drywall adhesive). The Enerfoam adhesive is being shipped at no cost with this AS IS kit if you are adding ½” drywall on site. The Plant utilizes the hinge method that is described below to affix the wallboard to the Eps using the Enerfoam. If you choose to remove the ¼” drywall and apply the free ½” drywall, you will use this same method to affix the ½” DensArmor to the panels on your site.

The following describes how to remove the ¼” DensDeck and adhere the ½” DensArmor.

    • Flip the panel over and pry the ¼” DensDeck off the panel with good metal snow shovel or use large putty knife. Some cement perlite which was used to adhere the DensDeck may come off when the DensDeck is pried off.
    • Select the appropriate pieces of precut ½” DensArmor and lay on the panel.
    • Lift up DensArmor one piece at a time and spray Enerfoam in S pattern on EPS around edges & middle where DensArmor piece will lay.
    • Lay DensArmor piece down. Slide back and forth a few times to make the foam tacky and not swell up.
    • Then when you are sure the piece is in correct location, leave in that position.
    • Install next piece until all pieces are installed for that panel.
    • Place another flipped panel on top of this panel and complete same process.

The following information covers Tiny Home Kit reg & sale pricing w’ specs.  Ai has added two new tiny home sizes to its Tiny Home assortment – 15′ and 18′!   These Tiny Dome Home Kits are constructed using Ai’s superior prefabricated insulated concrete panel system.  Consider them for Special Hideaway, vacation cabin, mother’s home, guest house, hunting cabin, glambing, tiny home, micro home, cottages for resort, rental units for veterans or a starter home.  The Ai dome is much stronger, has noncombustible materials in its wall panels, fire resistant concrete exterior & more insulated than a framed house, concrete block house, log cabin, tent or yurt.  Also all the panel materials contain no food source for mold growth.

Tiny Dome Home Kits when assembled and finished can result in 172 sq.ft. to 1,278 sq.ft.  The domes can be one story. Dome sizes are measured by feet in diameter with the 15′, 18′, and 22′ kits having a first floor with optional attic/loft.  The 27′, 30′ & 34′ can have a second floor installed if you so desire. The 27′  dome second floor panels are large enough for a window dormer to accept fire egress size window.  The 34′ second floor window dormer is too small to accept a fire egress window so door dormer panels are installed above a first floor standard entryway to accept a fire egress size casement window.  With a 2nd floor egress window installed this allows the 27′ & 34′ domes second floor to contain a bedroom; resulting in the 27’ & 34’ domes being two bedroom/two bath size homes. 22′ Tiny Dome Home After Building Kit Assembled & Finished with locally purchased materials.

As far as Tiny Homes meeting minimum size house requirements – in some areas,  groups are petitioning their county or their city elected government officials to allow them to have Tiny Home Communities (called pocket neighborhoods) where the minimum house size can be below state code. The City of Rockledge, Florida agreed that a group whose face book page is called Rockledge Tiny House Community can purchase property and build Tiny Homes from 172 sq. ft up to 1000 sq ft. in their city.   Normally in Florida the minimum new house size requirement is 500 sq.ft. or 800 sq.ft. or 1,000 sq.ft.  So congratulations to the City of Rockledge Tiny House Group for its victory in changing minimum size house requirements in their city to as small as 172 sq.ft..

Tiny Dome Building Kit Contents:

  1. 15’ & 18’ Kits consist of all the triangle prefab panels and standard 4’ risers plus 2’ riser prefab component panels for the dome shell and panels for one entryway. The kit can be purchased with 7″ EPS, 1/2″ Drywall & exterior 3/4″ concrete reinforced with galvanized steel mesh/fibers.  And only the 15′ & 18′ kits can be purchased with 3 1/2″ EPS, no drywall and no reinforced concrete.  The larger kits cannot be purchased with only 3 1/2″ EPS because this size insulation makes the larger panels to flexible causing EPS breakage.
  2. 22’ & 27’ Kits  consists of all the triangle prefab panels and standard 4’ riser prefab component panels for the dome shell and panels for one entryway.  5 foot tall risers can be ordered instead of the standard four foot tall risers. Your floor plan selection determines how many more entryways and dormers are in your kit.
  3. 30’ & 34’ Kits consist of all the triangle prefab panels and standard 4’ risers prefab component panels for the dome shell and panels for one entryway. To increase first floor ceiling height where a second floor is above, on site install a one foot tall or two foot tall perimeter wall to increase the height to 8’6″ or 9’6″.  Your floor plan selection determines how many more entryways and dormers are in your kit.

Each triangle and riser prefab component panel consists of exterior ¾” fiber concrete reinforced with galvanized steel mesh, center core of 7″ R-28 expanded polystyrene (EPS) insulation with interior special moisture resistant, mold resistant 1/2″ gypsum drywall from Georgia Pacific called DensArmor Plus. During kit assembly it can rain. Water does not harm this special DensArmor drywall. The 15′ & 18′ kits can be purchased with 3 1/2″ R14 EPS insulation and no drywall. 

The dome kit’s prefab concrete panels can be assembled by owner builders and is a true Do It Yourself kit. All the panels come marked with numbers and letters to match the building plans and the Assembly Manual. On site,  fiber concrete is troweled into seams between the panels and on the entryways or dormers. Seam concrete average thickness averages two inches. Where doors & windows are located in the dome, structural awnings called entryways and dormers must be installed. The number of entryways and dormers are determined by your choice of floor plan. Entryway panels consist of 3½” EPS with no steel mesh or concrete. Steel mesh is purchased from Ai and attached on site with panels requiring on-site concreting. Dormers consist of 3 ½” EPS wrapped with steel mesh & require on site concreting. Call for Link pricing. Links can be purchased with 1/2″ DensArmor drywall. Links consist of precut 7” EPS. Steel mesh can be purchased from Ai. The link requires on-site mesh installation and concreting. American Ingenuity Domes are designed with flexibility, allowing you to create your own personal home and floor plan layout. Exterior doors & windows are purchased locally and installed onsite within the entryways and dormers using locally purchased materials. Solar tubes can be installed onsite within a panel. (Do not cut within 8” of a seam).

SHIPPING:  American Ingenuity can arrange shipping on 53’ step deck semi-trucks. Ai’s philosophy is that each Buyer pays for only what they need.  Ai does not burden the price of the building kit with plan’s pricing, engineer seal cost or energy report cost. Building plans are purchased three months to -1 1/2 years prior to kit shipment.  About 50% of the building departments require engineer sealed plans and an energy report to issue a permit. As a result, each customer pays for their plans separately from the building kit and pays for a seal and energy report only if their building department requires them.

Building Departments vary by state as to what they require to issue a new home building permit.  If you give Ai your parcel ID number & building department name, we will call and email info to them and find out what is required for them to issue a permit.  Will they require the building plans to be sealed and stamped by an engineer licensed for your state? The standard foundation under Ai’s domes is a concrete slab. Other types of foundations; i.e. basements, stem wall, pilings, require the hiring of an engineer. Call for engineer pricing. Each buyer tells Ai the type foundation they want designed.  The foundation type is determined by property terrain, building department requirements and requirements from a soil report.

Plans may be purchased with a credit card, check or money order. Stock plans utilize a concrete slab foundation and are delivered within 2-4 weeks, Allow at least 5 modified plans and 8-10-12 weeks for custom plans.

9th Step – Accept Delivery of Your Dome Kit. The Kit Buyer and American Ingenuity agree upon the month the dome kit will be shipped.  To receive the entire dome building kit discount, Ai determines the week and day of shipment in the agreed upon delivery month.  Buyer is given 6-8 week’s’ notice of the kit shipment date.

Your foundation does not need to be installed to accept delivery of your kit.  It is quite normal that foundations do not get installed when planned due to weather conditions, etc. Your dome kit can be stored outside for 2-3 months in nonfreezing weather waiting for your foundation installation (some boxes and items should be stored indoors.)  If more months of outside storage is needed, spray another layer of latex paint on the EPS edges.

Ai has a detailed truck unloading document which describe the kit unloading process.

 The dome kit can be stored outside (in nonfreezing months) for the following reasons:

  1. The steel reinforced concrete, noncombustible Expanded Polystyrene (EPS) insulation & drywall are not harmed by rain.
  2. American Ingenuity paints the EPS edges that extend out of the steel reinforced concrete with latex paint.  The paint prevents UV light from harming the EPS.
  3. The special 1/2″ Georgia Pacific DensArmor drywall on the interior of the dome panel is not conventional gypsum.  When conventional gypsum gets wet, the gypsum crumbles & the paper face is a food source for mold growth.  This special DensArmor drywall contains fiberglass face with special gypsum which allows it to be moisture resistant and mold resistant as there is no food source for mold growth.  Even if the drywall gets wet and is then allowed to dry out, per the manufacturer, the DensArmor goes back to its original consistency.

By selecting a floor plan, Ai will know the type and number of entryways, window dormers, door dormers, etc. to be manufactured with your kit and can complete a Preliminary Building Kit Order Form.

While Ai is designing your dome building plans, you can be completing all the other paperwork that is required to obtain a building permit. When your plans are finished, submit the plans and the other required paperwork to the building department for your building permit.

When your plans are finished, Ai will know the exact type and number of entryways, dormers, Parts List items and will complete a revised Building Kit Order Form showing exact items and quantities. With building plans in hand, obtain bids for your foundation installation.  Your foundation does not need to be installed to take delivery of your dome kit.  It is quite normal that foundations do not get installed when thought due to weather, etc.  Your dome kit can be stored outside for 2-3 months, in nonfreezing weather, waiting for your foundation installation (some boxes and items should be stored indoors.)

The dome kit can be stored outside (in nonfreezing months) for the following reasons:

1)The steel reinforced concrete, noncombustible Expanded Polystyrene (EPS) insulation & drywall are not harmed by rain;

2) American Ingenuity paints the EPS edges that extend out of the steel reinforced concrete.  The paint prevents UV light from harming the EPS.

3) The special 1/2″ Georgia Pacific DensArmor drywall on the interior of the dome panel is not conventional gypsum.  When conventional gypsum gets wet, the gypsum crumbles & paper face molds.  This special DensArmor drywall contains fiberglass face with special gypsum which allows it to be moisture resistant and mold resistant as there is no paper for food source for mold growth.  Even if the drywall gets wet and is allowed to dry out, per the manufacturer the DensArmor goes back to its original consistency.

Housing technology has changed very little since framing replaced the log cabin. Modifications that were made to improve a concrete home or future home also increased its cost. We applied some American Ingenuity to the geodesic dome home, designed an all new component building system utilizing advanced kit home construction technology and developed a home plan without increasing the kit home’s prices.

American Ingenuity’s concrete dome kit includes all the triangular and riser panels needed for the dome shell and one entryway. The first floor of the 30′ thru 48′ dome homes can have up to five entryways. The second floor of the 36′ thru 48′ can have up to five single window or door dormers. As a result each floor plan varies as to the number and location of entryways and dormers. Underneath the entryway or dormer “eye brow” you or your contractor builds a conventional 2×4 framed wall and installs your locally purchased windows and doors.

Because we do not know which stock floor plan you will select, Ai does not know the type or quantity of entryways or dormers that you will need. Houses and garages are built from the Dome Building Kits. The dome homes are available in ten sizes from one bedroom/one bath to four or five bedroom/four baths. The garage domes are typically one car or two car. In the back of the Stock Floor Plan Booklet are garage dome plans. The dome homes are built on conventional concrete slabs or raised wood floors. If needed, the dome can be built on a basement or pilings and a platform. American Ingenuity does not manufacture a basement wall kit, but does design the basement plans.  To learn about possible foundations, view Foundations.

Wherever an “opening” is left for doors and windows, Ai does not ship triangles or riser panels. The entryway and dormer panels “eye brows” are therefore structural and are required to maintain the dome’s integrity. The 2×4 or 2×6 wall that is build under the entryways or dormers is built to frame in your locally purchased doors and windows..

The component panel for the 15′ thru 48′ domes includes seven inch thick R-28 insulation. On the exterior of the insulation is ¾” thick fiber concrete reinforced with galvanized steel mesh and on the interior of the insulation is 1/2″ Georgia-Pacific wall board. Onsite the kit is assembled one row at a time, by concreting the entryways, dormers, cupola, link and seams between the panels. Do not concrete over the entire dome. The concrete on the panels does not need to be thick because the seam concrete averages two inches.

Once all the panel seams and entryways, dormers, etc. are concreted, the temporary wooden rib system is removed. The dome shell is self supporting. No interior walls are needed to support the shell. However, normally there is a bedroom and bathroom on the first floor. So those interior walls are used to support part of the second floor. The exact locations of the suspension rods is noted on the shell geometry sheet in the Building Plans. The suspension rods and top and bottom plates can be purchased from American Ingenuity.  We use the AutoCAD program to design and calculate the load on the second floor. So just let us know if you will have an Aquarian, water bed, library, exercise room, etc. on the second floor and Ai can calculate the load accordingly. The average load calculated is 55 lbs. per square foot.

The component panels do not come with any paint on them. Ai does not add any color to the concrete. The concrete shell is painted after the entire kit is assembled. The paint should include a concrete primer and two coats of good quality exterior concrete paint. The dome can be painted any color, tan, green, blue, etc. preferably a light to medium color to reflect the sunlight. The dome exterior is repainted every four to six years depending upon your area’s pollution and UV light. If you rub your hand over the paint and get any “chalk” on your hand, that is when the dome should be repainted. As needed remove algae with a mixture of chlorine and water or pressure washing.

Ai’s dome building kit does not include doors and windows. There is such a variety and varying price points,Ai  leaves the selection of the doors and windows up to each client to purchase locally. The floor plan you select will determine how many entryways or dormers you will have. Within the entryways and dormers {eye brows}, your framing subcontractor installs a 2×4 or 2×6 wall to frame in what ever standard doors or windows that were purchased locally.

No interior items are included in the building kit other than the shell wall drywall. Ai believes you should not pay shipping on items you can purchase locally such as plumbing, electrical, framing, flooring, kitchen cabinets, bathroom fixtures, lighting fixtures, etc. To learn about the panel composition, view Component Panel.

Dome Finished Costs: The finished costs on the domes depends so much on where you live, what the labor costs are in your area and what price points you select for your windows, doors, cabinetry, flooring, lighting fixtures, etc. You can ask at your local hardware store or ask a local contractor what the finished price per square foot is running for a conventional house in the neighborhood you plan to build in. That is approximately what it will cost to finish the domes (if you do no labor yourselves), because everything in the interior is standard whether it is a conventional house or dome home….plumbing, electrical, lighting fixtures, bathroom fixtures, flooring, kitchen cabinets, windows and doors, etc. are all the same. Basically you end up with a super-energy efficient, super-strong home for about the same price as a conventional house. To learn more, view Finished Cost.
