Climate – From early April to mid November our climate is just about ideal. Normal summertime morning temperatures range between 55 and 60 degrees. Daytime temperatures hover around 80. Our spring and fall weather requires a sweater till mid morning. This mild climate produces blooming wild flowers from March to November. It has been said that this is where springtime spends the summer.

Below are floor plan layouts of the unfinished concrete dome showing 1,454 sq.ft. in the basement, 1,443 sq.ft. on the dome’s first floor and 686 sq.ft. on the second floor for a total square footage 3,583.  The two floors inside the dome have 2,129 sq.ft.   The dome has permanent power.   

The building department that governs the 152 acres and the unfinished 45’ dome on full basement is Yancey County.  The building official’s name who grants new home building permits & completes the inspections for Yancey County is Neil McCurry whose work number is 828-682-7833, Cell is 828-284-5866.  I talked with him not long ago and he said due to permanent power to the 45’ dome, if the bathroom and kitchen were finished a person could live in the dome as they finished it. He said an RV can be parked on the property while the dome is being finished. I explained about selling the unfinished dome As Is.  He said the finishing of the dome can be handled under a Remodel Permit where he would come out and do a visual inspection and determine what inspections would be needed.  I asked him if the buyer of the dome wanted to change any framing how would that be handled?  He said the original building plans could be revised to show the changes. Any changes would be clouded with new set of building plans submitted showing the changes.  He said there is no need to have a North Carolina licensed engineer seal on the revised plans – this saves $900.  

I also have talked with the local engineer here in Florida who would review any floor plan layout changes to the unfinished 45’ dome to see if and how the changes could be accomplished.  Because the dome is on a basement the load of the dome first floor and second floor is carried into the basement and is supported by either basement interior framed walls or basement posts.  If any basement framed walls are removed then the engineer will calculate load and determine where basement posts would need to be installed on a load bearing footing to support the load of the dome first and second floor.  His fee to review the changes and give solutions is $200.  My companies fee to revise the building plans to show the new layout and include details from the Engineer is $400.  The finished plan pdfs would be emailed to the dome buyer so they can have sets of building plans printed locally and submit one set to Yancey County Building Department.   

If the property buyer does not want to finish the Aidome for a home or guest house, it could be used as is for parking, work shop, storage, etc.

The Aidome and 152 acres is in the Blue Ridge Province of the Southern Appalachian Mountains and is four miles from the Blue Ridge Parkway and one mile from Mount Mitchell Golf Course.

Per Wikipedia, the Black Mountains are a mountain range in western North Carolina, in the southeastern United States. They are part of the Blue Ridge Province of the Southern Appalachian Mountains. The Blacks are the highest mountains in the Eastern United States. The range takes its name from the dark appearance of the red spruce and Fraser fir trees on the upper slopes which contrasts with the brown (during winter) or lighter green (during the growing season) appearance of the deciduous trees at lower elevations. The Eastern Continental Divide, which runs along the eastern Blue Ridge crest, intersects the southern tip of the Black Mountain range.

The Black Mountains (named for the dark spruce trees in the area) are home to Mount Mitchell State Park, which protects the range’s highest summit and adjacent summits in the north-central section of the range. Much of the range is also protected by the Pisgah National Forest. The Blue Ridge Parkway passes along the range’s southern section, and is connected to the summit of Mount Mitchell by North Carolina Highway 128. The Black Mountains are mostly located in Yancey County, although the range’s southern and western extremes are part of Buncombe County.   Mount Mitchell State Park is 15 miles from the property entrance.  Blue Ridge Parkway is four miles from the 152 acre property entrance.

This 152 acres and unfinished dome is an eleven hour drive from central Florida & New York City and is one mile off the Blue Ridge Parkway & the eastern continental divide, 30 minutes from Marion, Burnsville & Spruce Pine North Carolina and one hour from Asheville.  Within one half mile is a country general store and a fire station. The Blue Ridge Regional Hospital in Spruce Pine is within 30 minutes.  The dome is nestled in the oaks and hemlocks.  Seen on the property: northern flying squirrel, saw-whet owl, white-tailed deer and gray fox.  Mount Mitchell State Park (1,946-acre park on the highest peak east of the Mississippi, with camping, hiking & panoramic views) is 12 miles away where bird watchers have recorded 91 species in the park. Birds more characteristic of New England and Canada—including winter wrens, slate-colored juncos, red crossbills and golden-crowned kinglets—nest at these high altitudes. Spring and summer bring the drumming of ruffed grouse. From the observation tower, visitors can often see peregrine falcons whipping past.

The dome was built from an American Ingenuity (Ai) concrete dome building kit. 

The Ai Dome is Ideal for a Vacation Home or Permanent Residence for Several Reasons:

  • Unique design that results in a fun home to visit and possibly rent out the dome when the property owners are not home.
  • Dome nestles into a wooded setting without concern of a tree impact on concrete dome or that a forest fire will burn the concrete exterior. See Ai’s  tree impact linfor info about 30” in diameter hickory tree falling on dome with dome suffering no damage. The concrete dome exterior is noncombustible so exterior is fire resistant.   • Super energy efficiency: The 7” ridge, nontoxic Expanded Polystyrene (EPS) insulation is comparable to 11” of fiberglass batting and is not interrupted by wood. The dome walls and roof have 30% less surface area than a conventional house; expect heating and cooling costs to be 50% to 60% less than conventional housing. As a result during winter time, if you are not living in it year round, the dome requires very little heat to keep the water pipes from freezing.

  • Low Exterior Maintenance: The Ai dome has less exterior maintenance than a conventional framed house. The dome’s exterior is a shell of continuous concrete with incredible durability with nothing to rot, rust, warp, be eaten by termites or be damaged by fungus, molds and insects. The exterior concrete is primed and painted with no shingles or separate roofing to blow off in high winds. Normal maintenance is to pressure wash and paint every 4-6 years. Q: Why did the founder of American Ingenuity in 1975 decide on the dome shape for his commercial dome to be built in Melbourne Florida?  

AThe dome, or partial sphere, is a geometric form that encloses the greatest amount of volume with the least amount of surface area.Historically, massive domes constructed of stones, brick or concrete were common in ancient Greece and Rome. In modern times, Buckminster Fuller was the first to formulate geodesic principles for constructing a spherical surface by triangular subdivision. However nearly all of Fuller’s domes were built from wood framing with shingled roofs.

Ai’s founder, Michael Busick, did not want to build his Florida commercial dome out of wood and shingles because termites eat wood, hurricane force winds rip off shingles and a wood dome has an increased shingled roof area causing expensive reroofing costs every 11 or 12 years.  Instead Mr. Busick hired a University of Miami architectural professor, engineering students and director of the Florida Solar Energy Center to come up with building materials specifically to build the geodesic dome. The materials were concrete, mesh and expanded polystyrene (EPS) insulation. Back in 1976 the first Ai dome was built by propping up precut EPS panels, hand tying road mesh on the exterior of the EPS and guniting concrete on to the exterior.  Mr. Busick soon learned that guniting concrete over the entire exterior surface was a waste of concrete and labor.  This is why he invented Ai’s prefab panel and received a patent.  Building an Ai dome from prefab concrete panels makes construction easier than stick built construction or pumping concrete on to an airform and results in the dome exterior having a 225 mph wind and F4 tornado guarantee and super-energy efficiency.

The process of stacking the panels, overlapping/locking the steel mesh of adjacent panels and filling the panel seams with special fiber concrete, produces 1) the structural components of the home; 2) the finished concrete surface; and 3) installs all the R28 insulation.  Ai’s component panel building system is the most simplified way to build a commercial or residential building on the market today.  

During the past decade the buying public has experienced a substantial increase in the cost of construction, the cost of energy and the cost of borrowing. As a result, there has been increased interest in the use of technology to help address these concerns. In the last decade, many people have discovered that the dome design offers a viable solution.

As a building concept, geodesic dome construction translates into a highly comfortable and livable building that has a maximum of floor area enclosed by a minimum of materials. These features combine superior strength and cost-effectiveness in a single structure. In short, the building concept of a dome expands the range of simple and economic building options.

Manufactured domes are constructed using a triangular network to form a spherical shape. This method provides for a free span, self-supporting structure requiring no internal supports such as roof load bearing partition walls. This allows for maximum flexibility of floor plan design and utilization of interior space.

As an architectural form, the dome is one of the strongest structural forms devised and built by man. Domes that were built centuries ago enclose many of the great cathedrals of Europe. Domes are structurally superior to rectilinear enclosures. The partial sphere is an aerodynamic shape that is very stable in high winds and can withstand heavy snow loads. For these reasons, domes greatly exceed the structural requirements of the major building codes in the United States.  Ai gives a 225 mph wind and EF4 Tornado warranty on the dome exterior walls.  The interrupted R28 insulation causes cooling and heating bills to be 50% to 60% less than the same size conventional structure.  In the Ai dome there is no wood in or on the exterior shell to interrupt the insulation, to rot, or to burn or for termites to eat.  There is no roof to replace every 11-12 years. The exterior concrete is painted  4-5-6 years with breathable elastomeric paint.

River and Stream Fishing:    Fishing is popular in the Carolina Hemlocks. Rainbow and brown trout are the most common catch. By Carolina Hemlocks, the river is hatchery supported and changes to wild trout waters upstream, with a stretch of catch and release, artificial flies only in the vicinity of Black Mountain Campground. Watch for the state regulation signs posted along the river. A state fishing license is required.

Natural Features:  As the name suggests, Carolina Hemlocks Recreation Area is shaded by a thick hemlock forest with a mix of deciduous trees and rhododendrons. The facility is adjacent to the South Toe River and sits at an elevation of 2,900 feet.

Recreation:  The river provides endless hours of fun for families and water enthusiasts, including swimming and tubing. Anglers can also try their luck for trout and smallmouth bass from the shore. Picnickers will enjoy relaxing in the shaded picnic shelter set amidst the deep woods. After eating, visitors can take a leisurely walk along a one-mile trail or get a workout on a 3.8-mile trail.

Facilities:  Carolina Hemlocks Recreation Area offers 32 primitive campsites, sites equipped with picnic tables, tent pads, lantern posts and campfire rings with grills. The facility provides hot showers and restrooms with flush toilets. Campers can purchase firewood, ice, tee shirts, souvenirs and rent tubes.

Nearby Attractions: Visitors can enjoy scenic driving along the Blue Ridge Parkway or hiking in Mount Mitchell State Park.

The course is a four and one half star rating by Golf Digest’s “Places to Play.” Golfweek Magazine ranked Mount Mitchell Golf Course #11 in 2016 – NC “Best in State.” It features bent grass from tee to green, is virtually flat, has a pristine river flowing through it and awesome views on every shot. Just off the Blue Ridge Parkway, one hour from Asheville, Mount Mitchell Golf Club remains a favorite golfers’ haven.

Mt. Mitchell State Park – 15 miles from property entrance

This land on the crest of the Black Mountains was the first in North Carolina to be designated as a State Park in 1915. Since then Mt. Mitchell has had five structures erected on its summit to commemorate it as the tallest peak east of the Mississippi River at 6,684 feet of elevation.  Now there is a brand new observation tower on its summit.    Lofty Mount Mitchell, near Burnsville, North Carolina, rises to an elevation of 6,684 feet and is the highest mountain east of the Mississippi River. The mountain is the centerpiece of the 1,946-acre Mount Mitchell State Park, which is easily accessible off the Blue Ridge Parkway.

Mount Mitchell State Park offers numerous hiking trails as well as a museum, restaurant, concession stand and gift shop. An observation deck, accessible by wheelchair, offers breathtaking panoramic views.   Mount Mitchell State Park contains extensive spruce-fir forest, an ecosystem that is common in northern climes but which is only found in a narrow band in the Appalachian Mountains. This natural community is characterized by evergreens, particularly red spruce and Fraser fir.    Some of the uncommon animals that inhabit Mount Mitchell are the endangered northern flying squirrel, New England cottontail, bobcat, and many species of salamanders. Some of the birds that breed here are more typical of northern conifer forests: red-breasted nuthatch, brown creeper, and golden-crowned kinglet.

From its easily accessible observation deck, the spruce-fir forest of Mount Mitchell State Park leads the eye to unmatched views. A museum explains the mountain’s cultural and natural history, and its trail network allows visitors to explore up close, offering short hikes near the summit and challenging treks leading to adjacent wilderness areas. A nine-site tent campground is open in warm-weather months, and backpacking opportunities abound, including entry onto the Mountains-to-Sea State Trail. A concession area and a full-service restaurant serve visitors from May to October.

Burnsville NC – 30 min from Property has annual fall Mount Mitchell Crafts Fair

This small town of about 1,700 people is nestled in a valley surrounded by the highest peaks in eastern America, including Mt. Mitchell. It’s small downtown is dominated by the Town Square with towering trees. Burnsville is located 35 miles northeast of Asheville, along the Mt. Mitchell Scenic Byway.

August 3-4, 2018  – The Mount Mitchell Crafts Fair transforms the streets around Burnsville’s town square into a wonderland for craft and art lovers, with 200 juried crafters displaying nearly every kind of handmade craft imaginable. Burnsville is located 35 miles northeast of Asheville and is near Mt. Mitchell, along the Mt. Mitchell Scenic Byway.

The annual fall Yancey County Dream Home Tour benefits Mayland Community College and features showcase homes in and around Burnsville.

Our favorite dining spot downtown is the Garden Deli with a fantastic array of high quality sandwiches, plus dinner entrées on weekend nights (closed Sundays). Their beautiful outdoor dining is right on the Town Square, surrounded by lush plantings and flowers.

Many love to drive around to find the area’s 200 Quilt Blocks installed on the sides of barns and buildings throughout the countryside and villages. Nine driving trails take you to view the vividly painted squares. In downtown Burnsville, see the Quilt Block Sundial, the largest vertical sundial in North Carolina and the only quilt block sundial in the world, on the side of the Yancey Common Times Journal building near the Town Square.

The eight-foot by eight-foot wooden structure features three sets of numbers for telling time: for daylight savings time, for standard time and one for local apparent time. A plaque beside the block explains how to use the sundial.

Blue Ridge Parkway Mile Marker 344 is 4 miles from property entrance

The Blue Ridge Parkway is America’s most visited National Park unit and is known as “America’s favorite drive.” Its 469 miles connect the Great Smoky Mountains National Park in North Carolina to the Shenandoah National Park in Virginia. Along the way, the Blue Ridge Parkway offers stunning views of the Blue Ridge mountains, forests, and pastoral landscapes, with abundant hiking trails, picnic areas, campgrounds, and interpretive signage

The lead designer of the famous roadway, Stanley Abbott, was a landscape architect, not an engineer. Influenced by Frederick Law Olmsted, designer of New York’s Central Park and the grounds of Biltmore Estate, Abbott dreamed of creating a park-like environment as well as a road. Today, the completed Blue Ridge Parkway is a remarkable testament to his vision and is enjoyed by millions of visitors each year. It is certainly the most famous of all North Carolina’s scenic drives.

  • J & J’s Grill on the Green.   One mile from property entrance is located in the South Toe River Valley along side State Highway 80 South.  Casual dining right next the MtMitchell Golf Club. Enjoy an evening watching the golfers come in on the 18th hole from the outside deck with a spectacular view of the Black Mountains. Delicious American and Bavarian food, beer, wine and homemade desserts. Open all week except Tuesday, 5 pm – 9 pm.  Closed in winter.  828-675-1400.   J& J’s is conveniently located just 2 miles north of the Blue Ridge Parkway at mile post 344 and are the closest restaurant to Mt. Mitchell State Park.  Two National Park campgrounds are within minutes of J & J’s – the Carolina Hemlocks Campground and the Black Mountain Campground where you can hike along some of the most beautiful scenic trails found in North Carolina.  The restaurant is within walking distance of the Roaring Fork Waterfall which is listed as one of the most beautiful waterfalls in the state.
  • YOUNGS’ MOUNTAIN MUSIC   A must to experience the local flavor and enjoy the mountain music.  Each Saturday night local talent and professionals get 30 minutes on stage and play banjo, fiddle, guitar, piano, etc.  Open 7pm-11pm, donations accepted.  Save room for homemade pie.  Sometimes in the summer, they have fish fries at dinner time.  Open year round.  Take Hwy 80 north to Micaville, turn right onto 19E and go 3 ½ – 4 miles.  Just after the Mitchell County sign, look for their flashing sign on the left.  The music hall is a ½ block north of the highway.
  • THE TOWN OF BURNSVILLE  A quaint small town with a square, antique shops, gift shops, old timey hardware stores, gourmet luncheon restaurant, grocery store and more.  Off Highway 19.  Yancey County Chamber of Commerce.
  • THE TOWN OF MARION  A small town with a Food Lion grocery store, ABC liquor store, Walmart and more.  Approx. 20 miles southeast of cabin.  South on Hwy 80, turn left onto Hwy 70.  McDowell County Chamber of Commerce.
  • WILLIAM EFFLER’S GENERAL STORE  Located in the little town of Busick about three miles from property entrance.  This store has general food items and gasoline.  During most seasons the produce is irresistible.
  • COACH HOUSE Seafood & Steak Restaurant  Go to the east end of Hwy 80, turn right onto Hwy 70W & proceed to the town of Black Mountain.  The restaurant is on the main road at 508 W. State St. Black Mountain, NC.   Phone: 828-669-4223.  Lunch Tues-Fri.   • TROUT FARM  A trout farm is approx approx. 5 miles south on Hwy 80.  They provide the poles and bait and anyone can catch your limit.  May be closed for lack of water or after October.
  • SWINGING BRIDGE  Going North on Hwy 80 just past the golf course, the first turn is to the left and the bridge is in the next right turn.  Check out the variety of river rocks near this wood bridge, some glitter with mineral Mica.  The river is named “South Toe”.
  • HIKING TRAILS  Along the parkway and at many of the overlooks are hiking trails.  The first overlook south of Hwy 80 exit, has an excellent trail.  In route you will pass through the twin tunnels and get a look at the inside of the mountain.
  • MOUNT MITCHELL FOUR AND ONE HALF STAR GOLF COURSE & PRO SHOP  Open April thru November?  18 holes of golf including cart use:   7590 Hwy 80 South. Just off the Blue Ridge Parkway, one hour from Asheville, Mount Mitchell Golf Club remains a favorite golfers’ haven.

The town of Cherokee, NC at milepost 455.7, is the southern entrance to the Parkway and the North Carolina gateway to the Great Smoky Mountains National Park. The Qualla Boundary is the home of the Eastern Band of the Cherokee Indians.

The Parkway is open year-round, but sections may be closed in winter due to ice and snow. There are websites that provide real-time road closure information. Year-round attractions located on the Parkway include the Museum of North Carolina Minerals near Spruce Pine and the Folk Art Center and Blue Ridge Parkway Visitor Center in Asheville. Both domes were built on concrete slabs.  However depending on your soil type and terrain, Ai’s design team with engineer’s assistance can design any type foundation from a slab, to stem wall, crawl space, basement, pilings with elevated platform, etc. 

45′ dome is 1,457 sq.ft. on the first floor with 537 sq.ft. on the second floor for a total of 1,994 sq.ft.   The 34′ dome has 852 sq.ft. on the first floor and 373 sq.ft. on the second floor for a total of 1,225 sq.ft.   The 45′ home dome has three bedrooms and 2 1/2 baths.  On the first floor is Master bedroom of 281 sq.ft. with 127 sq.ft. master bath and powder room.  Second floor has two bedrooms and bath.  The 34′ garage dome’s 2nd floor is an open recreation room.

It is Ai’s philosophy that each Buyer only pays for an engineer seal on the building plans and an Energy Report if their building department requires it.  Building Plans are needed 3 months to 1 1/2 years prior to the dome kit shipment.  About 50% of our client’s building departments require engineer sealed plans, structural calculations & an Energy Report to issue a permit. As a result these items are separate costs from the building kit and are only purchased if needed to obtain a building permit.

Kits consist of prefab concrete component panels which when assembled make the dome’s exterior walls. The home owner or their Builder assembles the kit & finishes the interior per the Building Plans. An independent kit assembly consultant can be hired to supervise the crew. The Prefab Panels include exterior 3/4″ fiber concrete reinforced with galvanized steel mesh, core of  nontoxic 7″ Expanded Polystyrene (EPS) R-28 insulation (not styrofoam) & interior of half inch special Georgia Pacific DensArmor Plus gypsum drywall. Once the kit is assembled, seam areas between panels contain overlapped, locked galvanized steel mesh filled with your on site fiber concrete averaging 2″ thick. The concrete/steel/eps/drywall contain no food source for mold growth and are noncombustible.

American Ingenuity designs the geodesic dome plans for a residence or a commercial structure and manufactures ten concrete kits.  The kit when assembled produces the exterior walls and roof of the dome.   The kit does not include exterior doors and windows or any interior items other than the dome shell drywall.  Ai believes you should not pay the shipping costs for an additional truck to deliver materials which can be competitively shopped and purchased locally.   The dome kits are measured by diameter in feet.

Ai is not a lender nor a construction company. The property owner obtains their own financing, purchases the dome kit & assembles the kit themselves or hires a builder. All the dome panels come marked with numbers & letters to match info in the Kit Assembly Manual and on the Nomenclature Blueprint in the building plans.The most successful dome kit assembly is accomplished when the owner or the owner’s builder hires the independent Consultant to supervise their workers during kit assembly. 5th Step – Select Local Builder and Purchase Dome Building Plans.

About Selecting a Local Builder

If you are not owner building your dome, here is info about selecting a builder.

Due to requests for assistance in locating a local builder to assemble the concrete dome building kit and finish the dome, American Ingenuity (Ai) has added a new service.   Ai offers assistance with finding a contractor in continental USA, for a fee of $100 Ai will contact builders in the area you are considering building.   Once we have 3-4 potential builders/contractors, we will email their contact information.   When Building Plans are purchased, Ai will credit the $100.00 back to you.  We also have an email we send each perspective builder which says they can call us with questions.  The email contains important info about the Aidome building kit and how an independent kit assembly consultant can be hired to supervise the builder’s workers to get the prefabricated panels installed for the exterior dome shell with one layer of concrete in the seams between the panels.  Then the consultant can leave and the builder’s subs (plumbers, electricians, framers, cabinet installers, painters, etc.) finish the interior and prime and paint the exterior concrete.  In the email is a link for the builder to view a sample set of building plans.  For international builder assistance, please call for pricing.

If not using Ai’s assistance, contact your local Home Builder’s Association and your local Building Department and ask if they have a list of local builders which can be emailed.  When calling the builder, first thing ask if the firm is used to working with concrete and then ask if they are interested in working outside the box by assembling a dome building kit consisting of prefabricated concrete panels.  If they have time give them our web site address so they can see what a finished dome looks like.  Explain that an independent consultant can be hired to supervise their workers for the shell assembly and that Ai can send them an email that contains info about the dome building kit, a link to a sample set of building plans and that Ai can be called to answer questions – 321-639-8777 Mon – Fri 9-5 pm eastern time.

About Building Plans

Besides manufacturing geodesic dome building kits, American Ingenuity (Ai) designs residential and commercial building plans that show the room arrangements of the home and other detailed dimensions and data that are used to obtain a building permit, to build the foundation, to assemble the dome kit, install windows and doors, build interior walls and second floor joists, etc. See below for contents of the blueprints.

With your financing determined, you know what your budget is and can determine the size dome that fits your needs. Ai’s stock plans contain a blueprint for the installation of a monolithic concrete slab.  Your terrain may require a stem wall, basement or elevated foundation.  Or your building department may require your new home to be built on pilings and an elevated platform. Based on your soil report and terrain and foundation construction costs for your area, you will tell Ai what type foundation you want designed below your dome.  For all foundations other than slab, Ai hires a local Florida licensed PE engineer to assist us in your custom foundation design.

Once we see which plan you prefer & what type foundation is to be designed, Ai can complete a Plans Quote that lists the regular pricing & sale pricing of the dome plans, custom foundation if needed, engineering services if needed, engineer seal fee for your state if required by your building department, and energy report cost if required by your building department. Once you agree to the Plans Quote and pay in full for the plans, any engineer services & fees, energy report, Ai schedules your plans for design. AMERICAN INGENUITY’S PHILOSOPHY:   One of the reasons American Ingenuity has been in business since 1976 and is very reputable, is that we try hard to treat all our customers the same and produce a quality dome home kit. Our business philosophy and product is unique to the housing industry. Ai believes that each person should pay for only what they need. This means only the Buyers whose building departments required engineer sealed plans and energy report, pay for those items.  Ai does not burden the price of the building kit for building plans, engineer seal or energy reports as a result, Ai’s dome kit’s pricing is usually one third to one-half less than other housing kits.  One truck is required for delivery for one 27ft thru 48 ft dome kit.  No interior items other than the interior shell drywall is included with the kit. Ai believes you should not pay another truck’s shipping costs for windows, exterior doors, bathroom fixtures, kitchen cabinets, etc. when those items can be competitively shopped and purchased locally.

 What is included in American Ingenuity’s Residential & Commercial Dome Building Plans? American Ingenuity’s Building Plans are new and improved. The building plans consist of two sets of blueprints that include the drawings for the dome that are needed when acquiring a building permit for one dome built on a concrete slab. Or Ai will design custom foundations; i.e. basement, columns with concrete platform, pilings, stem wall, etc.

Plus Ai emails your completed building plans pdfs to you so that you can have additional sets of building plans plotted locally. The plans are composed using the AUTOCAD program on our computer aided drafting system.

A: It is very unusual to have a finished Ai concrete dome for sale. So this is a rare opportunity for anyone desiring to purchase a finished American Ingenuity dome to do so instead of starting from scratch having to select property, determine the floor plan layout, purchase building plans, obtain a building permit; purchase dome building kit and then assemble and finish the dome.

Why Purchase a Home Built From an Aidome?

The geodesic dome was built from an American Ingenuity (Ai) dome building kit which consists of prefabricated triangle shaped panels and four foot tall riser panels. The dome’s exterior is fire resistant concrete reinforced with galvanized steel mesh and fibers. Its insulation is R28 {seven inches of nontoxic expanded polystyrene (EPS)}. The dome panels contain no wood to interrupt the insulation, no wood for termites to eat and no wood to burn. There is no roof to replace every 11-12 years. The dome’s exterior walls are incredibly strong, resist tree impact and resist forest fires due to non-combustible concrete exterior. The insulation results in the dome’s cooling and heating costs being 50% to 60% lower than a box shaped house.

Why is a Geodesic Dome So Strong?

Geodesic domes are three-dimensional structures using stable triangles approximating spheres to create multiple load carrying paths from point of load to point of support. The triangle is the only arrangement of structural members that is stable within itself without requiring additional connections at the intersection points to prevent warping of the geometry. In other words, apply pressure to one edge of a triangle, and that force is evenly distributed to the other two sides, which then transmit pressure to adjacent triangles. That cascading distribution of pressure is how geodesic domes efficiently distribute stress along the entire structure, much like the shell of an egg.

Typically dome building kits do not contain riser panels. American Ingenuity decided to supply four foot tall riser panels with its Building Kit. This means the first row of panels of the dome shell are rectangular shaped panels and triangle shaped panels complete the rest of the shell. This vertical wall allows for convenient placement of furniture around the perimeter of the first floor. 

When a first floor room is designed under a second floor NOT in a high vaulted ceiling area, what is the ceiling height?  The four foot tall riser allows for a first floor ceiling height of 7’ 6” in the 22’ thru 34’ domes and an 8’ tall ceiling in the 36′ through 48′ domes. 

How to have 8’6″ or 10′ ceiling heights in first floor rooms that have second floor above them. 

  1. The 22′ & 27′ dome riser panels can be increased from four feet tall to five feet; resulting in a first floor ceiling height of 8 ‘6″. 
  2. The 30′ – 48′ domes can have an extra two foot riser installed on top of the four foot tall risers; resulting in a first floor ceiling height of ten feet in rooms that are not designed in the high vaulted ceiling area.  The taller riser walls do not affect the second floor ceiling heights.

How can I relate to the first floor and second floor square footages in your domes? 

Cut out the to-scale ruler on the stock plan and use to measure the width and length of each room. Compare the plan room sizes to the room sizes in your current home. You know whether you want your new home’s rooms larger or smaller than your current room sizes.

The square footage of living space shown with each stock floor plan indicates the total space inside the dome. The square footage of each room is included to help you visualize the size of the space, and does not include any closets or utility areas.

How much of the second floor has 6’ or 7′ taller ceilings?

The second floor square footage consists of all the usable floor space to five feet of perimeter height. Around the perimeter of the second floor 5′, 6′ & 7′ height lines are drawn on each stock plan. To determine the second floor square footage that is taller than 6 or 7′, cut out the to-scale ruler located on the plan or in the back of the Stock Floor Plan Booklet and measure the area from the 6′ or 7′ height line towards the center of the dome.  To view pictures of the interior of the dome, please click on Interiors and then view the hyperlinks.  Also on the left hand side of each of our web site pages is a menu bar.  Scroll down the bar to find the section named Pictures. Sphere – Frequency and 5/8 dome info:

American Ingenuity has developed a dome that is approximately a one half sphere with the four foot tall riser wall.  All our building plans and manufacturing specifications are for 3/8 domes on a four foot riser.  So sorry we do not manufacture a 5/8 dome.

Can I order a taller riser than four feet?  Yes a five foot riser can be ordered on the 22′ and 27′ domes and an additional two foot riser can be ordered for the 30′ thru 48′ dome sizes.  The two foot riser is installed on top of the four foot riser. Ai’s  30’, 34’, 36′, 40’, 45’ & 48’ Domes are 3 frequency, 3/8 sphere on a 4’ vertical riser. We find it more practical to use a vertical 4′ riser wall on all of our domes instead of 5/8″ sphere.

  • The 22’ & 27’ Domes are 2 frequency, ½ sphere on a 4’ vertical riser wall or a five foot tall riser panel.  The 22′ & 27′ domes have fewer panels than the three frequency domes so the panels in a 27’ weight more than the 30’ panels do.
  • The 30’, 34’, 36′, 40’, 45’ & 48’ Domes are 3 frequency, 3/8 sphere on a 4’ vertical riser. We find it more practical to use a vertical 4′ riser wall on all of our domes instead of 5/8″ sphere.  Our 30′ dome it turns out to be almost the same height as a 5/8.  Also the 4′ riser wall makes for a better shaped entryway and allows the dome to link with our other size domes.

Misc Info about Domes:

The dome, or partial sphere, is a geometric form that encloses the greatest amount of volume with the least amount of surface area. Historically, massive domes constructed of stones, brick or concrete were common in ancient Greece & Rome. In modern times, Buckminster Fuller was the first to formulate geodesic principles for constructing a spherical surface by triangular subdivision.

Manufactured dome home kits are constructed using a triangular network to form a spherical shape. This method provides for a free-span, self-supporting structure requiring no internal supports such as roof load bearing partition walls. This allows for maximum flexibility of floor plan design & utilization of interior space.

As an architectural form, the dome is one of the strongest structural forms devised and built by man. Domes that were built centuries ago enclose many of the great cathedrals of Europe. Domes are structurally superior to rectilinear enclosures. The partial sphere is an aerodynamic shape that is very stable in high winds & can withstand heavy snow loads. For these reasons, residential domes greatly exceed the structural requirements of the major building codes in the United States.

Max refers to whether you maximize the second floor square footage by enclosing four fifths of the second floor and only having one fifth of the second floor left open; thus causing high vaulted ceilings over parts of your first floor. Typically dome owners tend to leave one half of the second floor open thereby having high vaulted ceilings over half of their first floor rooms. Half opened areas would reduce the second floor & max square footages quoted below.

How is the second floor square footage determined in the American Ingenuity domes?  On the Ai Building Plans, the second floor square footage includes all the area on the second floor to the perimeter areas that are five feet tall.

Should I build any of the large American Ingenuity Domes and not install the second floor?

Not normally, but if that is what you desire Ai can design your building plans with no second floor. 

Because of the spherical shape of the geodesic dome, a second floor is a natural in domes larger than 30′ in diameter.  Consider installing a guest bedroom, guest bath and storage on the second floor.

If I do not want to access the second floor using stairs, what do I use?

Install a chair rail on the stairs or install a winch powered lift or install an elevator. See info about Chair Lift below.

Is there more useable square footage in your dome than a conventional house?

Yes, In a conventional house there is an attic which rarely gets used. To us an attic is a space that holds hot or cold air waiting to pass into your home. In a dome the second floor space that would normally be an attic can be utilized. Around the second floor where the dome slopes to the floor, a 3′ to 4′ perimeter knee wall is built to hide this short space. In the knee wall doors can be installed to access the space for storage.  Behind the perimeter knee walls, AC ducts and wiring can be run.  Or in the knee wall air return grill with filter can be installed.  Desks, bed headboards, etc. can be placed against the knee wall.  Bedroom dressers, chests are installed along the interior walls of the rooms.

Info About Chair Lift, Wheelchair Lift, Elevator, etc.

This info is in response to making American Ingenuity domes handicapped accessible and accessing a possible second floor via a chair lift or elevator.  Our plans can be modified to accommodate wider doorways and larger bathrooms.

Since most Ai stock plans contain a second floor (and even a basement), accessibility to these levels may be achieved by installing one of the following:

  1. Stairway chair lift
  2. Wheelchair lift
  3. Elevator** see end of document
  4. Incline platform lift (needs staircase 42” or more wide when 90 degree angle that is basic on our stairways.)

The most economical route is a chair lift.  If you are able to climb the three stairs to the 1st platform) the starting cost to install a straight stair chair lift is around $3,000.00.  If you need to have the lift start at the base of the staircase (not 1st platform) it becomes a curved chairlift. These lifts are custom and depending on the company start at around $8,000.00. Your dome plans will fall into the modified category.  Ameriglide also offers an incline platform lift for structures that do not have room for a standard wheelchair lift and are unable to utilize a stairway lift.

For dome owner’s requiring wheelchair access, a wheelchair lift can be incorporated into your dome plan design.  Due to the size of the wheelchair lift and accessibility requirements’ this would be a custom plan design.  The cost of a wheelchair lift starts at around $11,000.00 (this would be with basic upgrades for safety such as a battery backup). They are also making a hybrid of chairlift/ wheelchair lift.  Keep in mind these things for when you design your home.

A third option to access multiple floors would be to install an elevator, as with a wheelchair lift, elevators require custom plans design.  The average starting cost for an elevator starts at over $16,000.00. Due to the size of home elevators, they may not be able to accommodate a wheelchair, requiring a larger more expensive unit.

Once you decide on the type of mechanism that would suit your needs, we can begin to either modify or create a custom plan for you.   Below are several companies that specialize in chair lifts in homes.  Several of these companies also offer wheelchair lifts, stair lifts and elevators. How much do home elevators cost?

Home Elevator Price Quotation:  This is similar to asking, “how much do cars cost?” There is a pretty wide range, depending on a number of factors. Generally speaking, in most parts of North America, two-stop home elevators start in the range of $20,000 installed. Typical installations cost between $19,000 and $39,000.

So what are the factors that affect the price of a home elevator?

  1. The cab finishes – cab walls can be made of glass, wood paneling, veneer or melamine. In many cases, builders order cabs with unfinished mdf walls and build finished cab walls themselves. The cost of the various options varies dramatically.
  2. The drive system – hydraulic drive systems are normally slightly more expensive than in-line drive systems, also called counterweight systems.
  3. The jobsite location – if your house is in a remote location, you can expect to pay more to cover the cost of travel for the installation crew.
  4. The number of floors being serviced – elevators installed in residences can go from two stops to six. Each stop requires an interlock attached to the door and adjustments for leveling. The cost for an additional floor is usually $1000 to $1500.
  5. The length of travel required . Normally, home elevators can travel up to 50 feet. The cost associated with the length of travel is usually about $200 / foot.
  6. The number of cab entrances – some elevators are configured with entrances on more than one side of the elevator cab. Additional openings will add cost.
  7. The type of cab entrance – some residential elevators are available with two-speed sliding doors, much like a commercial elevator. This style of elevator entrance adds significant cost. Several thousand dollars is typical.
  8. The level of automation – powered gate operators and power swing door operators are popular options. These will also add expense for each entrance.
  9. Customization – if your plans include customization of your elevator to match fixture finishes or special sizes, you can expect to pay a small premium. Manufacturers make home elevators to order, so it is not always costly to order custom features.

What do Stair Chair Lifts Cost?

Whenever you feel that it is necessary to look into some sort of stair chair lift for the interior or exterior of your home or office, it is very important that you look into stair lift prices.

Prices for straight stair lifts range from $1000 to $4200 installed.  A $1000 stair lift will be an older lift that is perhaps 4-5 years old.  The $4200 stair lift is usually coming from dealers that have been winning by default in their geographically areas.  The $4200 price can also come from manufacturers that are direct selling stair lifts to end users.  One would think that a manufacturer would offer a lower price.  This is not the case for two major stair lift suppliers.  Simply put, their cost of acquiring a lead is substantial, perhaps $500 per inquiry.  And, they are paying their sales reps on a commission basis which ends up increasing the price to the end user.  If you receive an initial quote for a straight stair lift over $4000 beware of the vendor.  The only exception to this would be in state that has regulated stair lifts.  The government adds fees onto stair lift registration or licensing and may require an installer to have a particular license.


Suffering from limited mobility can take quite a toll on your spirit as an individual. Finding out that stair lift prices may be a bit too high for you to afford the installation of one can be even more devastating.
