34ft St. Croix Aidome hit by Two Category 5 Hurricanes & No Damage

An Aidome owner in St Croix, US Virgin Islands, has emailed, called and sent pictures of their 34’ Aidome with 1,100 sq.ft. – two bedrooms & two baths.  Liz wrote: “I live in an Aidome on St Croix, USVI and in September was hit by not one, but 2 horrific hurricanes, Irma and Maria.  Let me tell you I was so happy to be in a dome with no roof to lift.  Maria hit St Croix with 185 MPH winds!!   The only damage at all was to our solar whole house fan on top of house.” 

She also called and told us: “Within 12 days we went through two category 5 hurricanes (Irma and Maria) where the area was destroyed.  The hurricanes took out our hospitals, airports and schools.  The Aidome stood strong and suffered no damage with only the solar fan broken.  Also she said they had mini tornadoes which blew their storage sheds apart.  

Her husband is a Purple Heart Vietnam War Veteran who said the area looked like a war zone. Once kit is assembled, the first floor square footage is 850 with second floor having up to 427 sq.ft. to five feet of perimeter headroom for total max square footage of 1,277 in a 34′ dome.

At no cost to you, provide your properties tax ID number or site address, and we will call your building department, show them our web site, email set of building plans if needed and find out what is required to obtain a building permit.  Do they require an engineer licensed for your state to seal the building plans?  Do they require a ResCheck Energy Report?  If so the seal & energy report can be purchased from Ai.  

The following describes what panels are included in the 34’ kit:  The kit includes all the prefabricated panels to assemble the dome shell and the panels for one entryway. The triangle and four foot tall rectangle riser panels consist of center core of 7” Expanded polystyrene insulation (EPS) (R28), with ¾” concrete exterior reinforced with fibers & galvanized steel mesh & 1/2” Georgia Pacific DensArmor interior drywall. (the edges of the EPS insulation on the triangle & riser panels have been painted which allows the kit to be stored outside for 2-3 months in non-freezing weather prior to assembly). (some boxed items and other items need to be stored inside.)

Depending on your floor plan selection, additional entryway or dormers can be purchased at current pricing: 34’standard entryway is $660; high profile entryway is $685; first floor or second floor Window dormer is $345. The Ai dome kit was specifically designed for Owner Builders.  All panels are premarked with numbers and letters to match the building plans and the Assembly Manual.   The assembly process consists of stacking the panels on the temporary wooden rib system overlapping and locking the steel mesh of adjacent panels, filling the seams with special formulated concrete and concreting of the entryways and dormers.  Finish the interior wall board seams with fiberglass tape and joint compound.  This process produces the structural components, completes the finished exterior surface, installs the insulation and all the interior shell wallboard.  Seam areas between panels concreted on site and average two inch thick concrete.  To view kit assembly, click on Assembly.  Independent consultant can be hired to supervise kit assembly.

On site, under the entryways and dormers a 2×4 or 2×6 wall is framed in to install your locally purchased doors and windows.

The concrete applied in the seams and on the entryways and dormers is sponge finished to match the pre-finished texture of the concrete panels. The dome is primed with concrete primer and then painted with two coats of exterior concrete paint to achieve the color you desire. To blend the DensArmor interior drywall seam finish to the DensArmor fiinish, skip trowel joint compound over the dome shell drywall.

This Aidome 45’ Dome Kit is assembled on a full basement with rough framing/electrical/plumbing.  The dome has passed a Yancey County inspection where permanent power was turned on which means per the building department the dome could be lived in and finished once a kitchen and bathroom is installed.   The basement has 1,454 sq.ft.  The dome’s first floor is 1,442 sq.ft.  The dome’s second floor has 686 sq.ft. for total square footage of 3,583.  The two floors inside the dome have 2,129 sq.ft.  The dome is located 30 minutes from Burnsville or Marion or Spruce Pine North Carolina and around one hour from Asheville North Carolina.  The address is 10407 Hwy 80 South, Burnsville NC 28714.  It is two miles from Mt. Mitchell Golf Course and four miles from the Blue Ridge Parkway.

The dome’s access is directly off Highway 80 South on a 1,500 foot long gravel road leading to the dome’s driveway which is around 188 feet long. 

If the buyer of the dome chooses to change the interior layout, American Ingenuity (Ai) can hire a local engineer to calculate the load of the dome’s first and second floor to determine what posts are needed in the basement to support the load, etc.  The engineer’s fee to review the Buyer’s desired changes and give solutions is $200.  Ai’s fee to revise the building plans to show the new layout and include details from the Engineer is $400.  The finished plan pdfs would be emailed to the dome buyer so they can have sets of building plans printed locally submitting one set to Yancey County Building Department.

Per Neil McCurry, Yancey County Building official whose work number is 828-682-7833, Cell is 828-284-5866 when the new owner wants to start finishing, a Remodel Permit can be issued by Yancey County with Mr. McCurry coming out to complete a visual inspection and determine what inspections would be needed.  If any framing changes, Mr. McCurry said a new set of building plans can be submitted showing the revisions clouded.  He said there is no need to have a North Carolina engineer seal on the revised plans – this saves $900.

The attached chart named 45’ Aidome Cost Chart lists the actual costs of $100,070 the owner incurred to get the dome to its current rough framing/plumbing/electrical stage. However the seller lives in Florida with too many commitments to continue this project at a distance and has reduced the price to $49,000.  This pricing includes electric to the dome ($1,008.31), well ($2,750), septic/drain field ($6,415) but does not include pricing for any land.  In the contour map named Piece 4 of total Acreage shows the area around the dome to the gravel roads around the dome.  That area could be 3 acres or 4 acres of 5 acres.  Or a person could purchase 1 or 2 acres of land around the dome. The land price is $7,500 an acre.  The purchaser of the dome will pay for a survey to survey off whatever number of acres they want to purchase around the dome.

The chart shows if the dome kit was purchased in 2017 and built in 2017, it would cost around $23,088 more to build to the dome’s current status.  If a builder and consultant were hired to build a new dome then the savings by purchasing the Dome As Is  is around $33,667 versus starting from scratch.   There is a Green Mountain NC Licensed Builder (Randall Ayers at 828-682-3088) who can be hired to finish the 45’ dome or there is a local Handy Man Father and Son Team in Busick who can be hired to complete the finishing – Darin Autrey  H 828-675-0629 or C 828-284-5064.   Or if you decide to purchase a new dome kit, Randall Ayers will assemble the dome kit utilizing the independent Kit Assembly Consultant and then finish the dome.   Darin and his father are the ones who remodeled the interior of the 34 finished dome dome which is for sell.

Info about the dome structure:  The Steel Reinforced Concrete Dome is built from an Aidome Building Kit which includes exterior prefabricated panels manufactured from center core of 7″ thick expanded polystyrene insulation (EPS -R28), 1/4″ Georgia Pacific DensDeck special drywall which is mold resistant and water resistant (similar to green board) with exterior of 3/4″ thick concrete reinforced with galvanized steel mesh & fibers. The seams between the panels average 2″ thick fiber & steel reinforced concrete.  Dome Panel Info is on web site Our web site is www.aidomes.com   To compare what it would cost to build the unfinished dome at current pricing, a column has been added in the Price Chart listing prices for each item based on current year 2017 costs.

The company American Ingenuity (Ai) has shipped dome kits to 47 states and 15 foreign areas.  Why did a buyer near Australia pay $18,000 in shipping costs to get one 34’ Aidome kit shipped to him in a 40’ high cube container?  And why did a buyer in Washington state pay nearly $9,000 for one truck to deliver his 40’ kit?  Simply put, the buyers could not build a home or buy any house that has the energy efficiency, strength and noncombustible concrete exterior that the American Ingenuity dome has.  

  1. Fire resistant concrete exterior
  2. The Ai dome is more energy efficient than a conventional house: Why?
    1. Because of the thick insulation which is comparable to 10” of fiberglass batting (A conventional house would need min 2×10 walls filled with 10” of fiberglass batting and still not meet the energy efficiency of the Ai dome because the 2×12 would interrupt the insulation)
    2. the reduced exterior surface area (30% less than a conventional house so less exterior walls for your AC and Heat to pass through)
    3. and because the exterior walls of Ai dome contain no wood to interrupt the insulation.
  3. There is no wood in or on the dome shell to rot or to burn or for termites to eat.
  4. There is no roof to replace every 11-12 years.  After the dome kit is assembled, the exterior concrete is primed and painted with two coats of breathable elastomeric paint.  The exterior concrete is repainted every 4-5-6 years.
  5. The dome is stronger (225 mph wind and F4 tornado)due to aerodynamic shape, continuous steel reinforced concrete exterior and triangle panel shape.

To view utility bills on Ai’s 3,700 sq.ft. office domes located in east central Florida (45’ dome linked to a 34’ dome) click onSuper-Energy Efficiency.  The office domes can be cooled for less than $85 a month in the hot Florida summer months to 74 degrees Mon-Sat and 77 degrees after 7pm and on Sunday.  By the way it is even easier to heat an Aidome that it is to cool one.  To heat you do not need to overcome heat generated by sunlight, computers, clothes dryer, dish washer….that heat is used.  Where as to air condition that heat has to be overcome.

To finish the dome’s concrete exterior:

  • Grind down any high concrete areas
  • Apply concrete bonding agent on the area you want to add concrete to.  Apply a finish layer of fiber concrete to any areas that looks rough.  Seller can provide the concrete recipe.  Basically is Portland cement, masonry sand and fibers from concrete mixing plant.
  • Kill any algae with 50/50 mix of bleach water.  Pressure wash the dome.
  • Prime the exterior concrete with white primer and any cracks will appear as brown or black.  Seal any cracks with elastomeric caulk or patching compound
  • Mix perlite in the first layer of elastomeric paint and roll the paint on the dome.  This will hide any wavy seam appearance. (use a light to medium color paint).  Seller will provide exact instructions for this.
  • Apply second layer of elastomeric paint.
  • Various brands of paint can be used:
    1. Ames Research Labs: Maximum – Stretch, at participating ACE & True Value Stores (if using Ames see separate Ames doc because specific type sealants and primer need to be used….NOT TT3)
    2. Sherwin Williams: Loxon XP Paint, Loxon Primer and Conditioner
    3. Richards Paint:  Rich Flex 245; use Rich Flex Alkali Resistant 100% Acrylic Masonry Primer
    4. Behr’s Premium Elastomeric Masonry, Stucco & Brick Paint –Home Depot
    5. Seal Krete Paint (pigmented) –Home Depot

To finish the Georgia Pacific DensDeck 1/4” drywall on the interior of the dome shell panels:

  1. First complete any electrical wiring buy cutting a groove in the drywall and eps with a router or circular saw.  Insert the wiring.  Fill the groove with expanding foam, cut it back flush to the drywall and finish with fiberglass tape and joint compound.
  2. Fiberglass tape and joint compound any seam areas between the DensDeck.
  3. To blend the taped areas in the DensDeck, skip trowel joint compound over all the DensDeck.  This will result in a high low textured affect.

Numbers on the Rise for the Region’s Premier Building Conference

Twenty percent more residential and commercial construction exhibitors. Sixty percent more building
industry educational offerings. And, a 100 percent new location. This year’s Southeast Building
Conference (SEBC), held on July 28-29, 2016 in Kissimmee, Florida, was reflective of the region’s
current homebuilding market – it’s on the rise.

“We set the bar high, when it came to planning and executing the 2016 SEBC,” says Bill Smock, SEBC
Committee Chairman and Owner of Gator Plumbing in Bradenton, Florida. “With the industry’s
pendulum swinging back in a positive direction, we wanted SEBC to be indicative of that shift.”
During the two-day expo, builders and members of the industry experienced a sold-out trade show, that

The following article covers American Ingenuity’s two page Dome Kit Order Form & Parts List Description. 

Each floor plan varies as to the number and type of entryways, window dormers and door dormers. Once Ai knows which floor plan you prefer, we can complete a preliminary Building Kit Order Form that lists the kit with entryway and dormer pricing. Once your plans are finished, the preliminary Order Form is updated to show pricing for the Parts List Items.

 Generally additional entryways or dormers can add $300 to $4,000 on to the kit with one entryway sale pricing.

  • The 2×4’s cut/drilled/painted for the temporary wooden rib system to support the panels during kit assembly can be purchased from Ai or we email the specifications for them to be cut on your site.  The 2×4’s can number 75 (for 2 freq domes 15’ – 27’) or 135 (3 freq domes 30’-48’) or 210 (4 freq. 60’). 2×4’s can add approx. $605 or $1,088 or $1,999 to your Order Form.
    • (Due to fluctuating 2×4 prices we do not know exact price right now. Pricing will be based on current 2×4 costs at the time of shipment.)  Ai does not add overhead costs to the labor to cut the 2×4’s. Only the labor costs to cut the 2×4’s plus 2×4’ cost itself determines the pricing.
  • Parts List Items can add $300 to $1,500 to the Order Form: The second floor of the dome can be partially suspended from the dome shell. Depending on your floor plan & size of dome there can be 8 to 20 rods.  This means suspension rods are installed in the shell during the kit assembly.  A rod and top and bottom plate is around $50. The rods and other items are listed on the Parts List.

 The following description is to give you a heads up as to what is included within the two pages of the American Ingenuity  Dome Kit Order Form.  

The first page of the Order Form lists:

  • The dome kit size and its regular pricing and discount (any discount is on the kit with one entryway pricing and is not on the building options)
  • All the individual building options (entryways, window dormers, door dormers, cupola, link, etc), each are listed separately with quantities and pricing
  • Pricing for the items from the Parts List.  See below for a description of the Parts List.
  • Shipping Estimate or states Shipping To Be Determined Later.  Minimum shipping cost is $800.
  • Sales tax and applicable Florida surtax if kit is shipped to Florida property address
  • Date sale pricing is good through
  • Date Signed Order Forms and Deposit are due by to receive sale pricing
  • A Shipping Date range for kit shipment
  • Estimated Shipping Costs
  • $120 purchase for the four lifting spikes (items are not returned to Ai).  If purchasing more than one dome, you need one set of spikes for each dome as they wear out with use.
  • Hub Deposit & purchase bolts, nuts, washers:
    • If you are in the USA a deposit is placed on the steel hubs for 5 months rental time with $20 monthly rental cost over five months.  The deposit is returned when all hubs are returned within the five month rental period. 
      • 3 freq domes: 30’- 48’ dome kit –  the hub deposit is $1,610  for 46 steel hubs.
      • 2 freq domes: 22’ & 27’ dome kit – the hub deposit is $910 for 26 steel hubs.
      • 4 freq dome: 60′ dome kit – the hub deposit is $2,485 for  71 steel hubs.
      • The steel hubs are bolted to your locally purchased 2×4’s that you cut, drill holes and paint the ends…the hubs and 2×4’s make up the geodesic wooden support skeleton to hold the panels in place while the seams between the panels are concreted and the entryways and dormers are concreted.   You borrow the hubs from us and UPS or mail them back to us when you are finished with them.  Ai issues you a refund check, less any missing hubs, etc.  Once the mesh in the seams is overlapped, locked with C rings and concreted and the entryways and dormers are concreted the dome is self-supporting and the rib system is removed. There is no wood in or on the shell to interrupt the insulation.
    • Purchase price for bolts, nuts & washers that are used to connect the steel hubs to 2×4 wooden ribs. 2 & 3 freq. $128.  4 freq. $160. These items are not returned to Ai.  The items get worn with use and cannot be used again.
  • International Orders – hubs are purchased because they weight around 150 lbs and cannot be returned.
    • For 2 freq domes 26 hubs are purchased with bolts, nuts, washers for approx. $1,170 and not returned to Ai.
    • For 3 freq domes 46 Hubs are Purchased with bolts, nuts, washers for approx. $2,070 because they are not returned.
    • Ai has to rent a telescoping forklift to load the container. Our forklift cannot be used.  The rental cost is $800 for one day rental.  If your order includes two or more containers, the telescoping forklift may need to be rented for two days or more. You will need a telescoping forklift to unload the container.
    • Add $200 for Ai to complete international paperwork and coordinate your shipping with your freight forwarder.
  • Purchase cut, drilled, painted 2×4’s for temporary wooden rib system from Ai or Ai can email specs for the 2×4’s to be cut, drilled, painted on site.  To determine pricing, Ai only charges the cost of the 2×4 and actual labor costs to cut, drill and paint the 2×4’s.  Ai does not add our business overhead costs to the 2×4 pricing. 
    • For two freq: 15’, 18’, 22’ or 27’ dome there are 75 – 2×4’s – approx. price $605
    • For three freq: 30’ – 48’ domes there are 135 – 2×4’s approx. price $1,088

The temporary support system needs 2×4’s cut to a precise length, holes drilled in both ends of the 2×4’s that make the triangles and one hole drilled in the 2×4 leg for the riser panels and ends painted red, white or blue to match the hub leg colors.  Ai realizes this cutting, drilling and painting is difficult and time consuming for our buyers; therefore, the cut, drilled and painted 2×4’s can be purchased from Ai and shipped on the truck with the dome kit.

Please let us know if there are any items you do not want to purchase, and we will remove them from the Parts List or change any quantities.

The second page of the Order Form is the Parts List which consists of two parts.

 The first part of the Parts List is a listing of items that come with the kit;

  • 4-8 cans of expanding foam, one metal expanding foam dispensing gun and one can of cleaner
  • 2 galvanized steel cables that go around the dome
  • admixture A – for concrete
  • admixture B – for concrete
  • synthetic fibers – for first layer of concrete
  • bonding agent – applied between two layers of concrete
  • C-rings and two pairs of C-ring pliers
  • Cupola kit if you have a cupola

 The second part of the Parts Lists is a listing of items not included in the kit which you can choose to purchase from Ai:

  • Items to suspend the second floor perimeter joists and to suspend other areas of the second floor where there are no first floor load bearding walls
    • 6 ft Suspension rod with nut coated to prevent rust & two nuts & washer -$19 set
    • Top plates, bottom plates or flat plates for horizontal seams….Ai purchases the steel, cuts the steel and drills it and bends it to specs. Each plate $14.90.
    • Garage door header modified Z plate – $14.90
  • Concrete Accelerator (if you are going to be mixing concrete in late fall when temperatures could be freezing at night)
  • ¼” cable for lip edge of first floor door dormer – $2.50/ft.
  • Simpson hangers (connect the second floor edge beams to the joists) – $1.95 to $4.20 each
  • 1/2″ in diameter 6″ long stainless steel forged eyebolts for the top of the dome – $17 each.  During kit assembly a 4″ Vent Pipe is installed where the five top P panels meet.  An eyebolt is installed in each of the five top seams five inches from the vent pipe.  To paint the dome a rope is tied thru an eyebolt and secured to the worker’s harness.  The eyebolt keeps the rope away from the Vent Pipe so the pipe is not damaged.  The rope attached to the eyebolt needs to be part of an engineered system with a maximum arresting force of 900 lbs.  If a cupola is purchased six other eyebolts are purchased for a total of 11 eyebolts.
  • 1”x1” galvanized steel mesh for link – $1.05/sq.ft. – can be ordered in 300 sq.ft.; 500 sq.ft. or 600 sq.ft. amounts…we are shipping complete rolls. This way we do not need to unroll the rolls and measure lengths out and then reroll the rolls and strap them, etc. If you want less than 300 sq.ft. then the price per sq.ft.is $2.10.
  • Ai originally designed 22’ and 27’ domes as two frequency domes for garages because the entryway would remove three riser panels instead of two risers for the 30’ thru 48’ dome entryways. This causes the 22’ and 27’ dome entryway panels to be longer.  Because they are longer they consist of 3 ½” EPS not wrapped in steel mesh and there is no concrete applied on the underside or lip edge.  However if the dome kit buyer purchases 1”x1” galvanized steel mesh for 15’ or 18’ or 22’ or 27’ G  type entryway panels at  $1.05/sq.ft. – minimum 300 sq.ft. or $315. Ai will wrap the 15’ or 18’ or 22’ or 27’ entryway panels at no labor cost for our buyer.
  • 1/2″x 1/2″ galvanized steel mesh for the entryway and dormer framing – $1.05 per sq.ft.
  • Additional “C” Rings (small and large) are purchased because they tend to get dropped. Small (2 – 3 lbs) – $5.85 per pound.  Large (2-3 lbs) – $4.75 per pound.
  • Two additional “C” Ring pliers are purchased – $18 each.
  • Additional Bonding Agent is purchased. The Bonding Agent that American Ingenuity ships with your kit is new and improved and is better than what you can purchase locally.  Locally Home Depot, etc. sells a cheaper bonding agent which is a blend of vinyl & acrylic resins. The bonding agent we include with your kit is manufactured by Richard’s Paint and is number RP295.  It is a 100% pure acrylic resin. Ai sells a five gallon bucket for $107 because Ai wants you to have the very best bonding agent.  Ai recommends that you purchase an extra five gallon bucket for each dome kit instead of purchasing a less quality bonding agent locally when you run out.
  • Additional metal expanding foam dispensing gun $40 – gun wears out from use.
  • Additional synthetic fibers for the second layer of concrete – $7.00 a bag – good for four bags of Portland cement.
  • Additional cans of cleaner for the metal foam dispensing gun – $10.85 ea – small dome 1 can.  Large dome 2 – 3 cans.
  • Additional admixture A and admixture B as liquids get spilled or evaporate in the hot sun.  Depends on size dome.  Small dome 1 gal A and 2 gals B.  Large dome 2 gals A and 4 gallons B.   A is $30.40 a gallon. B is $34.40 a gallon.
  • Additional 24 oz cans of expanding foam – $11.10 ea. Small kits need 12 extra cans; larger kits 40’, 45’ 48’ – 24 cans.
    • Ai ships 4 – 8 cans of expanding foam with your kit at no cost to you. You can purchase more cans from us.  Our cans are 24 ozs. We send a metal dispensing gun and a can of cleaner at no cost. Expanding foam is applied under each riser panel.  Grooves are cut in the dome shell wall board & EPS to insert the electrical wiring.  After the electrical wiring is installed, the grooves are filled with expanding foam, the expanding foam is cut flush and then the wall is finished with tape and joint compound just as drywall is finished or with mixture of cement/perlite – recipe in Assembly Manual.   Of course, you can decrease or increase this number.  The dispensing gun allows your workers to start and stop the foam without having to use the whole can at one time…like you do with the small cans that you purchase from the hardware store that have the plastic nozzle which cannot be restarted the following day.

 Items on the Parts List can be shipped with your dome kit at no extra shipping cost.  American Ingenuity only orders Parts Items based on each customer’s order.  Ai does not stock any of these items; therefore if you need additional items after the kit is shipped we can give you the phone number of the company where you can order parts (bonding agent, Enerfoam, etc) directly from them, pay their shipping cost, handling fee and have the items drop shipped to you.

The Parts List items and the 2×4 pricing for the temporary rib system can change because their costs can fluctuate.  Two months prior to the delivery of your kit, Ai will call the shipping broker and obtain your shipping cost and will review the 2×4’ pricing and Parts List items.  If costs have changed, Ai will complete a revised Order Form showing latest pricing and shipping cost.  The balance due on your Order Form is due three weeks prior to the shipping of your dome kit in the form of a cashier’s check or bank check.

 

All Domes Can Be Designed Without a Loft or Second Floor

If you want to max out the second floor this means there are no high vaulted ceilings over the first floor.  Each floor plan varies as to how much of the second floor is built on site.  Usually 30% to 50% of the second floor is NOT built which results in spacious, high vaulted ceilings over the first floor.  Dashed lines on the stock plans show the high vaulted ceiling areas.  Each second floor has 5′, 6′ & 7′ perimeter height lines drawn in.

15′ dome – two frequency dome with standard 4′ risers and additional 2′ risers.

  • First floor square footage is 172 sq.ft.
  • The dome kit has standard four foot tall risers & additional two foot tall risers which results in first floor ceiling height in rooms that have loft built above them of 8′.   

18′ dome – two frequency dome with standard 4′ risers and additional 2′ risers.

  • First floor square footage is 249 sq.ft.
  • The dome kit has standard four foot tall risers & additional two foot tall risers which results in first floor ceiling height in rooms that have loft built above them of 8′.   

22′ dome two frequency dome with standard 4′ risers. Can have taller custom entryway base panels & custom 5′ risers instead of 4′ risers.

  • First floor square footage is 370 sq.ft.
  • Optional loft has 81 sq.ft. to five feet of headroom.  Approx. loft area at 5’6″ to 6′ 10″ is 48 sq.ft. Dome can be built without loft.
  • Second floor panels are too small for fire egress window. Therefore a bedroom cannot be designed in the loft.
  • The dome kit has standard four foot tall risers which results in first floor ceiling height in rooms that have loft built above them of 7’6″.  22′ dome riser panels can be custom made to be five feet tall. If there are custom five foot tall risers, the ceiling height in rooms that have loft installed above them is 8’6“. 
  • The dome’s interior center height is 15’7″.

27′ dome – two frequency dome with standard 4′ risers. Can have taller custom entryway base panels & custom 5′ risers instead of 4′ risers.

  • First floor square footage is 555 sq.ft.
  • Max Second floor square footage to five feet of perimeter height is 231 sq.ft.  for total dome sq.ft. of 786.  Maxed out means there are no high vaulted ceilings. The only open area is over the stairs.  Stairs with two step platform. Five Second floor dormers with each dormer adding 9 sq.ft. of space.
  • Second floor can have a bedroom with fire egress casement window installed in a window dormer.  Due to small size of the second floor triangles, the window dormer only allows for a window rough opening size of 2’8″ x 3’0″.  For a second floor bedroom this means to meet fire egress (5.7 sq.ft. of clear opening) the window must be a casement egress window and ordered with fire egress hardware.
  • Dome can be built without a second floor.  Or the second floor can be built with 30% to 50% left open over the first floor producing high vaulted ceilings.

  • First floor square footage is 851 sq.ft.
  • Max Second floor square footage to five feet of headroom is 427 for total dome sq.ft. of 1,278.  Maxed out means there are no high vaulted ceilings.  Only open area is over the stairs. Stairs with two step platform. Five Second floor dormers with each second floor dormer adding 9 sq.ft. of space.  The second floor can be designed where half of the second floor is open resulting in high vaulted ceilings over the first floor areas.
  • To have a bedroom, code requires a fire egress window be installed.  On the 34′ second floor the window dormer panels are too small to accept the code required fire egress size window. To meet code install door dormer on second floor above first floor standard entryway and install window instead of a door.  Fire egress rough opening is 2’8″ x 3’0″.  Order casement window with fire egress hardware.
  • If balcony is desired on second floor, a second floor door dormer & on site railing is installed above first floor standard entryway.  Two foot by six foot tall door is made on site.  Door this small size cannot be ordered.

American Ingenuity’s Building Plans are New & Improved.  It is Ai’s philosophy that each customer pay for only what they need. Ai does not burden the price of the dome building kit with plan’s pricing, engineer seal cost, structural calculations cost or energy report cost. Building plans are purchased three months to 1 1/2 years prior to dome kit shipment.  About 50% of the building departments require engineer sealed plans, calculations and an energy report to issue a permit. As a result each customer pays for their plans separately from the building kit and pays for a seal, calculations and energy report only if their building department requires them.

How can I view American Ingenuity’s stock floor plans? There are three ways:

  • If you want the additional stock plans mailed to you, call Ai for printing cost and mailing costs.

Q: What is the standard foundation included with the residential stock plans?

A: Concrete slab. For Ai to design a basement or concrete columns or stem wall or pilings, etc. an engineer fee is added to the Plans Quote to cover the cost for a local Florida licensed PE engineer to calculate the load of the dome and the load of the two floors within the dome and give joist/edge beam size/spacing and foundation design to our CAD department to incorporate within your building plans. The local engineer requires a soil report which includes a soil’s engineer recommendation for type of foundation to be built.  Please call Ai at 321-639-8777 for more info.

DESIGN FLEXIBILITY

If you do not see a stock plan to fit your desires, Ai’s design team can modify a stock plan or design a custom plan from your sketch and notes for a reasonable fee. Even modified or custom plans are discounted the same percentage as Ai’s stock plans.

When viewing the stock plans for each diameter dome (22′, 27′, 30′, 34′, 36′, 40′, 45′ and 48′), you will realize that the square footage of each plan in each diameter dome varies.  This square footage varies because the size of the second floor changes due to how much of the first floor is left open to give high vaulted ceilings over the first floor rooms. Plus the 40′ or larger domes can have a small loft if a cupola is installed.

Some plans show the second floors maxed out meaning there are no high vaulted ceilings over the first floor. Other plans show high vaulted ceilings over one half of the first floor.  Look for the dashed lines because they reveal how much of the second floor is installed.

On the second floor of each plan there are perimeter height lines 5′, 6′ and 7′ showing how close you can stand to the second floor perimeter dome shell walls.  Cut out the to-scale ruler and measure between the height lines to check out the second floor space.  In a typical house there is an attic not generally walked in…but in our 27′ – 48′ domes the second floor is useable.  To learn about useable second floor square footage, click on Second Floor.  A lift or rail chairgives access to the second floor if not wanting to walk up the stairs.  Click on Cupola to learn about it and third floor lofts.

The following gives a recap of how many bedrooms and bathrooms typically fit in each diameter dome.  The diameter of each dome is in feet.  Ai gives square footage by room and by floor and Ai includes a to-scale ruler and to-scale furniture to learn about the spaciousness of the domes.   The second floor square footage is calculated per code to 5′ of height and does not include closets.  All floor plans show second floor perimeter height lines of 5′, 6′ and 7′.  Using the to-scale ruler you can measure the second floor area that has 7′ or more of headroom.

For Ai to design a garage dome, give us your vehicle length, width, height and hood height and our Computer Aided Drafting Department (CAD) will design a proof showing the first floor plan with stairs and your vehicle sizes.

Q: I see that American Ingenuity is no longer manufacturing skylight panels. What lighting methods do you recommend?

A: Over the years American Ingenuity has accumulated information about the skylights and has determined that skylights are not the best method to bring light into our dome structures. Rather than offer an option that we feel is not beneficial, American Ingenuity has decided to remove this item as an option on our dome kits.

The most efficient way to add interior light is to install first floor entryways and max out second floor window dormers and or install second floor door dormers. Instead of installing a door install a tall window. This way when double paned glass gets moisture between it, you or your handyman can remove the window and tarp the dormer so no rain will come in while the window is being repaired. The dormers also provide an awning to protect the window. If you purchase windows that can be opened (with a pole or electrically for inaccessible windows); this would be an additional way to get fresh air into the dome.

There are five specific locations on the second floor where window dormers or door dormers can be installed. If selecting an existing plan, Ai can let you know where additional dormers can be installed. Or on a new custom plans design you can see where they can be located on the floor planner.

If your master suite is on the first floor and an entryway is designed in the suite, there will be ample light coming in through windows installed in the entryway. Once your dome kit is assembled (but not finished), you can better determine if more light is desired by standing inside the unfinished dome. At this point install solar tubes; they can be added into the panels during the finishing of your shell. A hole can be cut into any panel; just do not cut within 8” of the center of a seam.

Solar tubes unlike traditional skylights, are designed to control the problematic aspects of sunlight. They reduce glare and inconsistent light patterns. They also screen infrared rays that can overheat interiors as well as ultraviolet rays that can fade furniture and fabrics.

Would you like to design your own Dome Floor Plan?  If you know how to use a Computer Aided Drafting Program (CAD) and if you do not see a stock plan in American Ingenuity’s Dome Stock Floor Plan Booklet that fits your needs, you can now order CDs containing a few of American Ingenuity’s Stock Floor Plans in DXF format and design your own floor plan.  By purchasing the CD, you can modify an A.I. stock plan or produce sketches that American Ingenuity can use to design your custom Building Plans.

When you purchase a CD of DXF files we include a bonus item…..a DXF file of a six inch in diameter Mini-Dome.  Not only will this model be fun to put together, but that it will also serve as a reliable reference for building a life-size three frequency dome (30′ – 48′).  Once the Mini-Dome is assembled, you can see the dome geometry consisting of Hexagon, Pentagon and Riser panels.

American Ingenuity designs the DXF files using the AUTOCAD program.  In order to manipulate or edit the DXF files you need the AUTOCAD program or a compatible drafting program.   If you do not have AUTOCAD, on the internet there is a free 30 day trial of Delta Cad which is compatible with AutoCAD. http://www.deltacad.com/.  Also you can read and edit the DXF files if you have a photo editor program like adobe or paint shop. And you can read the dxf files but not edit them using Microsoft word and power point.

CAD  originally meant Computer Aided Drafting because in the early days CAD was really a replacement for the traditional drafting board. Now, CAD usually means Computer Aided Design to reflect the fact that modern CAD tools do much more than just drafting.

CAD is sometimes translated as “computer-assisted”, “computer-aided drafting, or a similar phrase. Related acronyms are CADD, which stands for “computer-aided design and drafting”, CAID for Computer-aided Industrial Design and CADD for “computer-aided architectural design”. All these terms are essentially synonymous, but there are a few subtle differences in meaning and application. CAM  (Computer aided manufacturing) is often used in a similar way, or as a combination (CAD/CAM).

 

9th Step – Accept Delivery of Your Dome Kit. The Kit Buyer and American Ingenuity agree upon the month the dome kit will be shipped.  To receive the entire dome building kit discount, Ai determines the week and day of shipment in the agreed upon delivery month.  Buyer is given 6-8 week’s’ notice of the kit shipment date.

Your foundation does not need to be installed to accept delivery of your kit.  It is quite normal that foundations do not get installed when planned due to weather conditions, etc. Your dome kit can be stored outside for 2-3 months in nonfreezing weather waiting for your foundation installation (some boxes and items should be stored indoors.)  If more months of outside storage is needed, spray another layer of latex paint on the EPS edges.

Ai has a detailed truck unloading document which describe the kit unloading process.

 The dome kit can be stored outside (in nonfreezing months) for the following reasons:

  1. The steel reinforced concrete, noncombustible Expanded Polystyrene (EPS) insulation & drywall are not harmed by rain.
  2. American Ingenuity paints the EPS edges that extend out of the steel reinforced concrete with latex paint.  The paint prevents UV light from harming the EPS.
  3. The special 1/2″ Georgia Pacific DensArmor drywall on the interior of the dome panel is not conventional gypsum.  When conventional gypsum gets wet, the gypsum crumbles & the paper face is a food source for mold growth.  This special DensArmor drywall contains fiberglass face with special gypsum which allows it to be moisture resistant and mold resistant as there is no food source for mold growth.  Even if the drywall gets wet and is then allowed to dry out, per the manufacturer, the DensArmor goes back to its original consistency.

8th Step – Site Clearing & Install Utilities.   Before removing any trees or disturbing any soil or plants obtain required permits.

Driveway ConstructionTo install a driveway from the main street or road to your house site, a permit may need to be issued showing culvert size, driveway width, driveway height, etc.  Please ask your building department about this.  The dome building kit will be delivered on a semi-truck that is 70 plus feet long.  If there is no turn around on your property, the truck can park at the street with the panels being forklifted or trailed to the site.  If the truck will be parked on the street, a permit may need to be obtained so you can block one lane of traffic.  Ai’s truck unloading document covers this possibility.

Install utilities as needed on your property

  1. If you have city water and sewer then there are minimum setbacks where nothing can be built next to these lines.  If you install a septic tank and drain field, the Health Department for your city or county will have requirements for size and setbacks from the tank and field where nothing can be built.
  2. Check your notes as you will have the phone number to call the Electric Power Company for installation requirements for your temporary electric power pole, lines & meter.

Clear site where your foundation will be installed and where dome panels will be stacked on pallets or boards.

To obtain the correct finished floor height, the building department will probably require a survey be taken from the crown of the nearest county or city maintained road to your building site location.  The floor is supposed to be so many inches above the crown of the road. Also if you property is in a flood zone, your floor height will be based on the mean high water mark when the property is flooded.  This height will determine if fill has to be brought in and compacted or if your home has to be built on pilings or columns. Soil under a foundation is to be compacted to 2,000 pounds per sq.ft load bearing pressure. If your soil will not compact to this number, the engineer could design the slab to be 6″ thick instead of 4″ and the footer size could change from 20″ tall to 16″ wide to 20″ tall and 20″wide. Each slab and footer size will be based on your soil psf.

If your home has to be built elevated, for Ai to design your foundation the independent engineer who assists in the design requires a soil report.   In this report a soil engineer recommends the type foundations which can be installed on that soil.  Ask local foundation subcontractors cost to build the different types of foundations and decide which one you want Ai to design.
