The following covers the general topics of New Home Construction Budget, Cash Down Payment If Financing and Checklist of Items to look out for prior to purchasing your property. If you own your property already, then use this as a checklist for items to review.

Prior to purchasing your land or if you own property, first determine the overall budget you can afford for your new home, land and land development.  If you will be financing, determine the amount of cash down payment needed. Loans for alternative housing such as a geodesic dome are often harder to come by, and lenders generally require between 25% and 35% cash down.  On an approximate $200,000 build for the structure and land development, this could mean a cash down payment of between $50,000 and $70,000. Keep in mind lenders may or may not take under consideration your equity in your land, when lending for the structure and land development. Therefore, if needing a loan to build it is wise not to invest all your liquid assets into the purchase of the property because a large cash down payment will be required on the home loan.  Feel free to call us at 321-639-8777 for a friendly chat to clarify these items.

It is sometimes best to purchase a small piece of affordable land instead of large acreage.  This way you keep your land cost down so you have more cash money available for your mortgage cash down payment or more cash to build if you are an owner/builder.  To keep your construction costs down, best to build as small a dome as possible; therefore you are on your property living in a super-strong, super-energy efficient dome home saving money on your heating & cooling costs to add on a second dome later.  For example a 40’ dome (3 bedroom, two bath) can have 1,800 sq.ft.  A 36’ dome (2 or 3 bedroom, two bath) can have 1,400 to 1,600 sq.ft.  If your finished cost per square foot for your area is $105, then building the smaller 36’ dome automatically saves you $20,000 to $40,000 in construction costs.  A 27’ dome (two bedroom/two bath) can have 800 sq.ft.  Building a 27’ dome vs a 36’ dome automatically saves you $60,000 to $80,000 in construction costs.

That being said, American Ingenuity tries to look out after each perspective client to assure that they are not “blindsided” or shocked about some property issue that could stop them from building their dream dome.  The following is a web site that can be used to locate property by state and region without using a real estate agent, click on landwatch.

If building site already owned, use below to determine what’s needed to build on your property.  If purchasing land, American Ingenuity highly recommends the following items be answered before purchasing.

    1. Call the government agency over the different pieces of land you are considering purchasing and ask whether you will be taxed by both a City and County or whether it will be just one taxing authority and which is it?  Each piece of land could be governed by a different entity.  You want to know what your property tax rate will be per each sq. ft. of your house, etc.  Obtain an example of their property tax bill to see what all is on it. Comparing property tax rates from one city to another city or one county to another county may save you a lot of money on your annual property tax bills.
    2. Call the building department and obtain a list of what is required to obtain a building permit; is an Engineer Seal required on the building plans and an energy report?
      1. If building out of Florida, each building department determines if the dome building plans have to be sealed by an engineer licensed for that state and whether an Energy Report is required. The engineer seal and the energy report can be purchased when the building plans are purchased. The engineer seal cost is much lower than what engineering firms or architectural firms charge. A Florida seal for one dome on a slab is $400 or $500 depending on dome size. The seal for one dome on slab for any state other than Florida is $600. The energy report for one dome on a slab is $190.  Ai can call your building department and see if a seal or energy report are required.
        If building in Florida, all new home construction requires a Florida licensed engineer’s seal on the plans and an Energy Report.  Both items can be purchased from Ai.  Even though an Aidome located in Dade County went through Hurricane Andrew and a tornado at the same time and had no structural damage, some Florida counties (Dade, Broward, West Palm Beach & St. Johns) require the dome kit to have Florida Product Approval to issue a permit.  Other Florida Counties do not require product approval….it is the call of the building official as to what they require.   Most Florida Counties will accept Florida Engineer sealed building plans, Energy Report & other paperwork to issue a permit on the dome. For example an Ai dome received a building permit in  2014 in Marathon, Florida (part of the Keys) which is south of  Dade County and in a higher wind speed, 180 mph, than Dade County without needing product approval.  It is not economical for American Ingenuity to purchase product approval.  As a result the Ai dome kit cannot be built in a few Florida counties unless the building official gives you an exception.  See number 2,  Ai will call your building official (email set of building plans if needed) and find out what is required to issue a building permit on the dome.
      2. Provide Ai with the tax id for the property you are considering purchasing & the building department name. At no cost to you, Ai will call the building department, show them our web site, email them sample plans pdfs, describe the component panel, etc. and find out if the Ai dome kit can be built in your area.  Besides engineer sealed plans, an engineer sealed engineering statement can be submitted that states the Ai component panel conforms to the provisions of 2014 Florida Building Code 5th Edition, California Building Code and 2012 International Building Code that allows for alternative materials and methods for construction.  Georgia-Pacific’s Armor Plus High Performance Interior ½” Gypsum Wallboard is used as the interior face of the panels which meets the thermal barrier requirements of R316.4 as shown by third party testing.
      3. Site plan?  Survey?
      4. Impact fees: If building in Florida, because there is no state income tax, government agencies get revenue by assessing impact fees.  They figure new construction, brings more cars on the road, greater need for fire trucks, schools, etc.  so they assess impact fees based on the square footage of the house.  What are the impact fees on that piece of property?  Due to the recession, some cities and counties are waiving some or all of the impact fees, if the fees are waived when will they be going back into effect?   What date do you have to receive your Certificate of Occupancy (CO) before impact fees will be assessed?
      5. If you purchase land with a mobile home that will get moved or older building that will be torn down, are you still assessed impact fees to build your new home or are you exempt?
      6. Any Building permit application fees?  Once you get a permit, how long is the permit good for, can you get extensions on your building permit?
      7. What are the setback requirements on front, rear and sides? What are the setback requirements from city sewer or city water line or wetlands or flowing water?  Or if installing septic tank/drain field and well, what are set backs from each?  By asking these questions you determine how much property is left to build on.
      8. If building in Florida or a coastal area, what is the wind borne speed for that area? If you are in 130 mph or greater wind zone, impact resistant glass and or shutters are required.
      9. Ask if there is a requirement on the minimum house square footage & if a garage is required?
    3. Find out department who handles the endangered plant and animal listing for that city and county. Determine if there are any on the perspective properties.
    4. Are there any running streams on the property? If so, what are the setbacks as to how close you can build to the stream?
    5. Find out which department has the flood plan maps, and make sure your property is high and dry. If your property is in a Flood Plain, the finished floor elevation has to be stated on your building plans. Call F.E.M.A. or local government offices to find out what the finished floor height has to be. This height will determine how much fill has to be brought in and the type foundation that has to be built; slab, pilings, stem wall, above ground concrete columns, etc.
    6. Are there any wet lands on your property? You may not be allowed to build on wetlands.  Or if you do land mitigation is involved.  Talk to local gov’t natural resource department who has wetland maps.
    7. Soil Report: Before purchasing land, have a soil test done on the area where you want to build to prove there is clean, compacted fill with no subsurface vegetation or voids and that soil will perk for septic tank if installing one.  For standard foundation, Ai requires the soil be compacted to 98% density for a minimum of 2,000 PSF of bearing pressure. Compaction can be less if slab is thicker and footer enlarged.
    8. Does any fill need to be brought in before you can put in your foundation, if so what height will the fill need to be? (foundations usually have to be built so many inches above the crown of the nearest street)
    9. What type of soil? Clay soil is the most difficult to build on as it absorbs water and expands.  In the foundation area, the clay soil may need to be removed and replaced with a mixture of gravel and soil. Your building department will know what you need to do if you have clay soil. If you are building on a slab or basement and you have clay soil, if your building department requires engineer sealed plans, the engineer may require you to hire a Soil Engineer and obtain a Geotechnical Study before the engineer can design and seal your slab or basement wall plans.  The soil should be compacted to 98% density for a minimum of 2,000 pounds per sq. ft. (p.s.f.) of load bearing pressure.
    10. Can you get electric to your property or does a neighbor have to sign an easement so you can connect electric?  What is the cost to access closest electric poles?  Contact the local electric company for information.
    11. If you will not have city sewer, will your soil perk for the septic tank drain field? Where are your neighbors septic systems located, is it so close to your property that you cannot obtain a septic permit?
    12. If you do not have city water available to hook up, what does it cost to drill a well?  What is the fee for city water hookup (if available)?
    13. If you have to put in a driveway, how long will the driveway be, culvert size and how much fill and rock will be needed to be brought in to make it drivable?
    14. Access to maintained road: Many building departments will not issue a building permit for property that does not a butt a county/city maintained road. Find out if the property has access to a county maintained road.  Their logic is that the road needs to be maintained so a fire truck or ambulance can get to your residence if needed.
    15. Zoning: Single Family vs Multi family: If you are considering building a smaller dome first and renting out the smaller dome after you add on a larger dome, please check zoning to assure the land you purchase will allow a rental unit on the property.   Is there a minimum size new home requirement?   Is there a garage requirement – if so what size?  What is the zoning on the property?  In Florida if the property is zoned RC1, that area requires a certain pitch to the roof and wants the roof to be a traditional roof.  Ai can change the pitch of the dome roof by increasing the tilt of the cupola panels. However the dome concrete exterior is not a traditional roof, so a variance would be required to build the dome.  Ai can assist in the writing of the narrative that gets submitted with the variance.   • LAND AND ARCHITECTURAL RESTRICTIONS: Over the last seventy plus years, it has become common for developers to buy up large tracks of land, plat it out and resell the individual lots to perspective homeowners. By doing so, they created subdivisions. These subdivisions may, or may not be governed by additional entities of a Homeowners Associations/ Property Owners Associations or Planned Unit Developments. All of these entities may have restrictions on size, style and materials for homes to be built within the subdivision. Before you buy your land, view the MLS listing. MLS listing will show if the property is within a subdivision, HOA, POA or PUD. If there is, ask to review the governing documents to see what restrictions may be in place. Documents for the above are registered in the state located. If the agent or landowner is unable to provide you with the document, contact the Clerk of Courts for the county where the property is located. They will have on file documents that pertain to the subdivision.  These documents are generally free to review; there may be a small fee to get a copy.
    • SUBDIVISONS: You may find a property that although not governed by a homeowners association, property-owners association or Planned Unit Development (P.U.D.) may still be within a Subdivision. Subdivisions are land that has been plotted by a developer, and have legal documents that have been submitted to the state. These documents cover RESTRICTIONS AND COVENANTS pertaining to the subdivision and contain information on what can or cannot be built upon the property (type of structure, rooflines, materials etc.).  It also may contain the minimum/maximum size home that you can erect on the property.  Review the document and look for above restrictions, also look to see if you will need to contact the  developer or agent to get approval for your home. Keep in mind that if the subdivision is older this may not be possible.  If so, and there is no restriction on the style of home or materials to be used listed within the document (other than size), as long as you receive an okay from the building department there should be no issue with building one of our dome kits.
  • PLANNED UNIT DEVELOPMENT (PUD), is a type of building development and also a regulatory process. It may cover multiple Subdivisions . Meaning that there are covenants and bylaws regarding what can and cannot be built regarding size, style and materials. As a building development, it is a designed grouping of both varied and compatible land uses, such as housing, recreation, commercial centers, and industrial parks, all within one contained development or subdivision. Generally, there are building restrictions within a PUD although not as stringent as a HOA. As an example may require that all structures on property have the same style of architecture, so if a structure is Colonial in style any additional structures must also be in Colonial style.   Documents will state if you need approval to build, if so get any approval in writing.
  • HOMEOWNERS ASSOCIATION In the United States, a homeowner association (or homeowners association) (HOA) is a corporation formed by a real estate developer for the purpose of marketing, managing, and selling of homes and lots in a residential subdivision. HOA’s are governed by elected board members. Generally, there are building restrictions within a HOA, and HOA’s are usually the most restrictive. Within a HOA will be limitations on size, style and finishing materials. These restrictions may exceed the restrictions listed within the subdivision documents and PUD documents. Documents will state if you need approval to build. If granted approval, get it in writing so subsequent boards cannot reverse the approval.
  • PROPERTY OWNER ASSOCIATION: POA members may be residential homeowners, but they might also be property managers or business owners who contribute to the real estate industry. POAs do not necessarily have regulations the way HOAs do. Instead, their purpose is to support the local real estate industry and provide members with networking and education opportunities. Generally not part of building process in terms of what can be built.

How does the American Ingenuity dome perform in hot or cold climates?  Superbly.   For example American Ingenuity (Ai) can cool its 3,700 sq.ft. dome offices for less than $85 a month in the hot Florida summer months (May – Sept).  The office is kept at 74 degrees from 8:30 am to 5:30 pm Mon – Sat and  77 degrees at night and on Sunday.  To view Ai offices electric bills, please click on Ai Dome Offices.

It is even easier to heat an Ai dome that to cool it.  To cool the heat generated from the following has to be overcome: sunlight, refrigerator motor, computers, dish washer, clothes dryer, stove. To heat this generated heat is utilized.  Klaus Kolb’s South Carolina Ai concrete dome house earned EPA’s Energy Star.  Home Energy Partners certified his home used 61% less energy than in comparably-size housing.   He installed a geothermal cooling & heating system. This includes the electricity and propane costs for his entire 1,600 sq.ft. – 40 ft. dome.

A Florida 1,075 sq.ft. Ai dome home can be cooled for less than $27 a month in the hot Florida summer months.  The home is kept at 76 degrees Mon-Fri 6 pm – 8:30 am.; 76 degrees Sat & Sun and 81 degrees when the homeowner is not at home. When building an Ai dome in a hot climate, paint it a light color such as tan, light green, light blue, etc. to reflect the sun light.  One of Ai’s Florida clients cooled their 2,600 sq.ft. dome home for less than $134 a month in the hot summer months when their prior 1,500 sq.ft. box shaped house cost $150 a month to cool. 

The insulation in the Ai dome consists of seven inch thick blocks of rigid, nontoxic Expanded Polystyrene (EPS) which is comparable to eleven inches of fiberglass batting…and there is no wood  interrupting the insulation.  The dome spherical shape results in 30% less exterior surface area than a conventional house…meaning less walls for heating and cooling to pass through.   The thick uninterrupted insulation and reduced surface area of the dome are two of the main reasons, the Ai dome can save  50% to 60% off conventional box house cooling and heating costs.

The panel concrete has been especially designed to work in hot or cold climates. Concrete is an excellent and common building material in all temperate zones throughout the world.  The panel concrete is a special formulation containing synthetic fibers and liquid admixtures. These ingredients improve the concrete’s characteristics, create super toughness, extend durability, make concrete impervious to water, give higher tensile and compressive strength, provide elasticity for expansion (for hot climates), and improve freeze protection.

Ai ship’s synthetic fibers & two liquid admixtures (air entrainment and water reducer) with each Building Kit. These items when mixed with Portland Cement, masonry sand and water produce a dense, rich concrete.   Fibers in concrete work to reduce the formation of shrinkage cracks in concrete’s plastic state while helping to improve shatter resistance and reduce water migration. The result: is a tougher concrete.  An Assembly Manual is shipped with each dome kit and contains the recipe for the concrete mix.

The American Ingenuity dome has been built in such cold climate states and areas as Canada, Minnesota, South Dakota, Wisconsin, New York, Alaska, Oklahoma. The Ai dome has been built in all the cold climate states other than Rhode Island, New Hampshire and North Dakota.

The Ai panel concrete has been especially designed to work in cold and hot climates. Concrete is an excellent & common building material in all temperate zones throughout the world. Concrete is only affected by freezing temperatures when it is porous & absorbs water. The richness & density of our concrete prevents water absorption that spoils the surface when it freezes. Our concrete is also formulated with an air entrainment admixture that further improves the freeze-thaw characteristics. Although most of the concrete joints will not leak, we don’t depend on the concrete to make the dome watertight. The dome gets additional sealing with a concrete primer & house paint. After the shell is assembled, a concrete primer is used first then two coats of good quality paint is applied. Any porous area that water will penetrate; paint will also soak into and seal. If a leak occurs, the manual explains how to repair with elastomeric caulk or patching compound or tape.

The Concrete Mix recipe includes 5 gal of water, 1 bag Portland (type 1 or 111), 2 ox. Admixture A, 5 oz Admixture B, ¼ large bag fibers, 20 gal. Masonry sand or stucco sand. The panel concrete has been especially designed to work in cold and hot climates. Concrete is only affected by freezing temperatures when it is porous & absorbs water. The richness & density of our concrete prevents water absorption that spoils the surface when it freezes. Our concrete is also formulated with an air entrainment admixture that further improves the freeze-thaw characteristics. The exterior paint is an additional seal to any water that could freeze inside the concrete.

COLD JOINTS – CONCRETE NOT BONDING: The assembly manual that comes with the dome kit explains how to utilize bonding agent and other techniques to join the concrete in the seams. The concrete of the panels also has a ledge to add further bonding surface in the seams. Technology has developed now to prevent cold joints. The concrete seaming of the dome is more effective than spraying concrete onto the entire dome all at once. The concrete on the manufactured panels has time to start curing before the seam concrete is applied. We do not rely on the concrete to seal the dome. Primer and paint is applied to the concrete. (Manual can be shipped after kit order and deposit has been placed).

The same recipe Ai utilizes at our factory to manufacture the panel concrete is given on the plans and in the Assembly Manual. The panel concrete is a special formulation containing synthetic fibers & liquid admixtures. The following is why we ship synthetic fibers and liquid admixtures with our Building Kit. Fibers in concrete work to reduce the formation of shrinkage and cracks in concrete’s plastic state while helping to improve shatter resistance and reduce water migration. These ingredients improve the concrete’s characteristics, create super toughness, extend durability, make concrete impervious to water, give higher tensile & compressive strength, provide elasticity for expansion, and improve freeze protection. The concrete in your dome out performs other exteriors because of its specially developed formula. Because of its exceptional composition, it actually gains strength over the years. The exterior concrete adheres directly to the steel mesh and EPS without the need of a bonding agent. We ship the same admixtures and synthetic fibers with the Building Kit so that the concrete mixed on site will have the same properties as the panel concrete. To apply concrete in the seams the temperature should be above freezing, preferably at least 40 degrees. The concrete cannot freeze for two days after the application.

The following is why Ai ships a Bonding Agent with our Building Kit.
• Concrete, or a cement mixture, will not bond to a dry absorbent surface such as dry concrete. The reason is easy to understand when you examine the curing process of cement. When new concrete is applied over old, dry concrete the moisture from the new concrete will be absorbed by the dry concrete especially at the surface where they meet. When the new concrete is robbed of its moisture at the joining surface it will not cure properly and therefore will not bond.

• Bonding agents are designed to improve the adhesion between layers of concrete by acting as a glue and coating and sealing the dry concrete to prevent it from robbing the moisture. The bonding agent that is provided with your kit, when mixed with concrete, also increases its strength.

• To assure that the 2nd layer of concrete placed in the seams on and on the entryways and dormers bonds will with the concrete of the panels:1.) Wet the panels with water and allow them to soak up all the water they will.  2.) Apply bonding agent on the concrete at the edge of the panel and on any concrete that has been placed in the seam. Allow bonding agent to rest per the label before applying fiber concrete.

• There are 2 special features designed into the panel of your kit to improve the bond and strength of your dome.  1.) The panels have a ledge molded into the edge of the concrete where the seam concrete is most needed to bond. This ledge increases the bonding surface, thereby increasing the ultimate strength of the joint.  2.) The steel mesh which extends from the old concrete to the new concrete is a small mesh with compliments the effect of the fibers in securing the joint.

Curing Time: Concrete freezing. The weather and the mix of the concrete (amount of water, etc.) will affect the curing time of the concrete. Usually by the time a complete row of panels are installed and are ready to start the next row, the concrete has cured enough in the first row of panels. However, if place a panel above another panel and cracks start to form in the first coat of concrete, then the concrete has not cured enough. Stop placing panels until the concrete has cured.

Even with large areas of walls full of glass,

outside noise stays outside due to aerodynamic dome shape.

How sound resistant is the American Ingenuity Concrete Dome?  The dome exterior deflects noise easily.  Due to the aerodynamic shape and seven inch thick EPS insulation, there is exterior noise reduction from coming into the dome. The only way Ai can describe the noise reduction in its dome is by an example. An Ai dome has Interstate 95 freeway in its back yard. I-95 traffic creates substantial noise. When in the dome you can barely hear the traffic. The sound like wind flows easily over the dome.

Before the interior walls and second floor are installed within the American Ingenuity Dome, sound will reflect back toward the center. After the second floor and the interior walls are installed, this characteristic is eliminated. Sounds inside the dome are absorbed by the rigid polystyrene insulation.  To reduce sound from carrying from floor to floor, insulate the second floor interior walls and floor joists if needed with Suppress sound engineered drywall. (see below)

To reduce the sound of music from carrying from the basement up into the dome, you can install a sound proof basement ceiling or install a drop ceiling in the basement, etc. Whatever you could do in a conventional basement to stop sound from going up into a house, you can do in the dome.

During Hurricane Charley in 2004 one of American Ingenuity’s dome clients (who owns a 40’ and a 27’ dome in path of Charley) reported the following: “We were in the direct path of Hurricane Charley coming on land in Florida. We had winds greater than 145 mph and our dome had no problem….one window got a crack from debris…. most of Port Charlotte was destroyed and all three area hospital’s roofs were blown off. ‘It was like being in a silent movie because when I was in the dome looking out I could see debris blowing about but I could hardly hear anything.'”

During Hurricane Ike in 2008 another of Ai dome owners, Mr. & Mrs. Evans (who own a 48′ and a 34′ domes in Seabrook, Texas) experienced not being able to hear the hurricane winds also.  Vickie stated, “Our domes had no damage although we had significant tree damage on our one acre lot.  We slept through Hurricane Ike and only the next day realized how violent the hurricane had been.  Whole communities two miles away in the Galveston Bay area  were destroyed.  Our neighbors could not believe that we slept through the storm….they told us that they had been up all night due to the violent winds and noise. We did not have to replace or repair our roof. YEA!  Many of our neighbors have spent the last several months replacing their roofs.   Because of the aerodynamic shape of the dome, its steel reinforced concrete construction and its thick insulation, the hurricane sounds were not absorbed through the walls of the dome and our domes had no damage.  We are really glad that we built our domes back in 1991.”

How to Install Supress Sound-Engineered Drywall

  1. Measure the space and cut the panel to size, minimizing the gaps between panels and with other surfaces. Due to the aggressive nature of air- and structure-borne sound, Supress recommends that any and every gap between the panels and any cut-outs or penetrations for electrical outlets, pipes, fire sprinkler nozzles, etc. be sealed with Supress Acoustical Sealant.
  2. After cutting, just place the Supress panel.
  3. After placing the panel in the correct position, use standard drywall screws, of the appropriate length for the material and job, to attach the panel.

How Does The American Ingenuity Geodesic Dome COMPARE TO THE MONOLITHIC DOME?

Are Aidomes as sturdy as Monolithic domes? The Ai dome exterior walls cost 1/3 to 1/2 less than a Monolithic dome exterior.  Although you have not asked, Aidomes are equally if not more energy efficient. Ai’s dome kit contains seven inch thick insulation which is comparable to eleven inches of fiberglass batting.

The assembly of the monolithic dome requires expensive concrete spraying equipment and is not a do-it-yourself project. The American Ingenuity Dome Kits were specifically designed for the owner builder. All of the panels are premarked with numbers and letters which are described in the Assembly Manual and on the Nomenclature Blueprint in the Building Plans.  Ai’s dome kits can be assembled using a mortar mixer, conventional cranes, man lift or hoisting mechanisms with no need to spray concrete over the entire dome surface. The Ai component panels already have 80% of the exterior prefinished concrete reinforced with galvanized steel mesh and fibers on the exterior. The Aidome kit requires less on site concrete work because it is only the seam areas between the component panels and the entryways and dormers which require concreting. In 1976 American Ingenuity built its first geodesic dome utilizing reinforced concrete over expanded bead polystyrene (E.P.S.) insulation. Road mesh was hand tied onto propped up E.P.S. panels, the concrete was then gunited or pumped over the propped up E.P.S. insulation. Each time Ai built a dome this way, we knew there had to be a better way resulting in a prefabricated component panel being invented and receiving a patent.  Countless designs and manufacturing construction techniques were analyzed in the early years as Ai developed a new generation in dome housing. Ai has outgrown two previous models as we progressed to a five dome office and factory complex.

Spraying concrete on a structure causes a waste of labor and concrete. The concrete ends up being 2″ thick in one place and 3″ to 4″ thick in other places. The concrete on the Ai geodesic dome needs to be thick only in the seams and thin on the panels.  It is a waste of labor because it is difficult for the concrete finishers to finish the concrete as it is curing. THERMAL MASS IN RELATION  TO MONOLITHIC DOMES

Generally speaking, in a home, thermal mass is the amount of stuff inside the house that retains heat. Although thermal mass accounts for the fact that some things have a greater “thermal capacity” to store heat than others, to understand its effect you can think of it as the total weight of everything contained in the house. With more thermal mass (heavy stuff) inside your house more heat will have to be added or removed to change the temperature. Expressed another way, if heat is not being added the temperature will be slower to change. Does Thermal Mass affect the energy efficiency of the house? NO.  As heat in the house is lost through walls, windows etc, the temperature drops.

The thermal mass releases (loans) heat into the house slowing down the temperature change. When the heating system turns on it must replace heat lost to the outside and it must also replace (pay back) the heat given off by the thermal mass. There is no long-term gain or loss; all of the heat given off by the thermal mass must be replaced. The amount of heat required to maintain the temperature inside a house is solely dependent on the amount of heat that escapes to the outside. All houses have walls, floors, and usually fixtures, appliances and stuff that will retain heat. A large amount of thermal mass can cause long on/off cycles of the heating system when shorter cycles would stir the air more frequently providing more comfort and uniform temperatures inside.

The recent generation of thermostats are a proven money saver by lowering the inside temperature (which lowers the heat loss to the outside) during those hours you are away at work, etc.  A large thermal mass makes it much harder to change the temperature; therefore reducing the savings.

Why is the Ai dome so energy efficient?  

Ai’s kit has standard 7″ thick EPS R28 insulation. The cost to build one of our kits runs about the same to build as a traditional home but our home has insulation comparable to 11” of fiberglass batting!  (using the 7″ EPS).  A traditional house would require 2×10 to come close to our dome….but it would have wood interrupting the insulation.  The thick insulation, reduced exterior surface area (30% less surface area than conventional shaped home) and uninterrupted insulation causes low cooling and low heating bills.

As far as functioning in cold, snowy environment, American Ingenuity domes have been built in such cold climates as Canada, at 7,500 feet elevation in Utah, 3,400 feet elevation in North Carolina, South Dakota, Minnesota, Montana, Wisconsin, Vermont, New York and all cold states in the USA except for New Hampshire, Rhode Island and North Dakota.  It is easier to heat an Ai dome that to cool one. To heat the furnace does not need to overcome heat generated from sunlight, clothes dryer, dish washer, body heat, light fixtures.

To view Glenda’s 1,075 sq. ft. dome home’s electric bill please view 34′ Dome Home Energy Recap   (total electric house with solar hot water panel – has actual copies of the electric bills).  I can cool my 1,075 sq.ft house for less than $27 a month in the hot Florida summer months.  (76 degrees when home and 79 degrees when not). As we discussed the Ai dome is even easier to heat than to cool.  To Heat you do not have to overcome sunlight, heat generated by the clothes dryer, dishwasher, computer, etc. This generated heat is utilized.
  2. Ai’s dome offices of 3,700 sq.ft. can be cooled for less than $85 a month (you can view actual electric bills at this link) in the hot Florida summer months to 74 degrees during the day Mon-Sat and 77 degrees at night and on Sunday.
  3. One of our domes built in South Carolina received the Energy Star  It has geothermal pipes.  Home Energy Partners certified his home used 61% less energy than in comparably-size housing.   The dome owner installed a geothermal cooling & heating system. This includes the electricity and propane costs for his entire 1,600 sq.ft. – 40 ft. dome.

The winters up here can be brutal. If a person does not need to air condition their home, then if window dormers or windows within entryways are placed opposite each other cross ventilation can occur and cool the dome.  Our factory has three Ai domes which are not air conditioned.  In the heat of the Florida summers, you can walk in the domes and they are cooler than the outside air.  Floor fans circulate the air.  The super insulated dome is cooler inside with no air conditioning than a conventional house.
  8. Glenda owned a 34’ dome built at 3,400 feet elevation that could reach -8 degrees in the winter. Its south facing high profile entryway allowed sunlight to come in the dome.  When we wanted to carry wood and burn the fireplace, the fireplace and the sunlight from the entryway was enough to heat the dome.  At night we utilized a kerosene feed heater set at 68 degrees and the fire place for heat. During the winter we would use around 100 gallons of kerosene.
  9. Yes a fireplace can be installed in the dome.  Just let us know about where you want it located and our CAD department with use its 3D elevation view to locate the flue pipe’s exit from the dome.  It needs to be 8” from the center of a seam.
